Our bathroom resealing service in Kent

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. A photo of the joints helps when you ring 0345 464 0079 or email us, and we’ll give you a clear price for bathroom resealing in Kent. We are often asked to deal with a reseal done over the top of the old bead and sealant that has split, shrunk or peeled away, across wet rooms, sinks & splashbacks and baths.

On the day, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take half a day or less for one room, longer when the kitchen is included.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

Where we work in Kent

Homes across Kent range from older properties to new builds, and in places like Maidstone, Ashford and Canterbury there’s plenty of rented property too. Sound sealant and clean grout keep water out and rooms looking cared for.

Hard water across most of the South East leaves limescale on sealant, grout and fittings. Whatever the job in Kent, surfaces are cleaned back properly before new sealant goes in. Parts of Kent are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.

Maidstone: Managing a site like South Borough Primary School? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you live in an older home near St Philip's Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

Looking after it afterwards

So the new joints stay in good condition:

  • Run the extractor fan during and after every shower
  • Check the joints every few months for splits or lifting
  • Squeegee the walls and tray after use
  • Don’t let bottles sit on the bead

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Resealing early stops it.

What happens if it’s left?

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal.

Questions to ask before booking

  • How hidden problems are handled
  • Are they insured?
  • How much experience the applicator has
  • Whether the sealant suits the joint

Common problems we fix in Kent

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they crack, discolour or grow mould quickly. A bathroom joint needs anti-fungal sanitary silicone.

Any of these means the joints need attention:

  • Water escaping at the shower enclosure
  • A reseal done over the top of the old bead
  • Cracked, shrunken or lifting silicone
  • Black spots spreading through the bead

Questions from Kent

When can I use the bath or shower again?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint.

Do you do commercial work?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. Working times can be discussed when we quote.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Do you cover Kent?

Yes. We cover Kent, as part of our work across South East England, London and Scotland. For a quote, phone 0345 464 0079 or email us.

Does someone need to be in?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Do you hold any approvals?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
