Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it cannot stick to what’s underneath. It lifts, traps water and grows mould behind it, and the next reseal means two layers to cut out. In a small place like Fairseat, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Surface by surface

Baths

The long joint down the side of a bath is where most leaks start, particularly where there’s a shower over the bath. It gets one smooth bead of anti-fungal silicone, tooled so water cannot sit on it.

Wet rooms

Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

When something else is needed

We won’t take on work that will not last, so these are the limits:

  • A bath or tray that moves because it is not properly supported
  • Water getting in through the grout rather than the sealant
  • Water coming from the plumbing rather than the joint

If in doubt, ring 0345 464 0079 or email us and we’ll say what we think.

Signs you need bathroom resealing in Fairseat

A bath shifts a little every time it’s filled and emptied. Acrylic in particular gives slightly under the weight of water and a person, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Look out for these signs:

  • A bead that has pulled away from the tiles
  • Damp behind the bath or under the tray
  • Gaps where the bath or tray has moved
  • Leaking joints on a shower screen

If you let a flat or house near Borough Green & Wrotham station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Our hiring checklist

Fairseat homes and their sealant

Most of the South East has hard water, which leaves limescale on sealant, grout and fittings.

Homes close to Holy Innocents include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. Schools such as Wrotham School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What happens on the day

Good joint work is mostly preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes a morning or an afternoon for most single baths and showers. Somewhere as small as Fairseat, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We cover the area around the joints we’re working on.
  2. Old sealant is sliced away and the residue removed.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

Before we arrive

  • Clear the area around the work
  • Plan for the work area to be out of bounds to pets and children
  • Let us know about earlier repairs to the joints

Advice

DIY sealant or a professional job?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Common questions in Fairseat

Is Fairseat within the area you cover?

Yes. Fairseat is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you do bathroom resealing in Fairseat?

Yes, Fairseat is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and tell us what needs doing, and we will give you a clear quote.

Is it worth trying it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Can I add another job to the visit?

Yes, and it often makes sense. Doing several areas at once is normally more efficient, so mention them when you ask for a quote.

Are you insured?

Yes. We are fully insured for domestic and commercial work.

Will you leave a mess?

Not at all. The area is protected while we work and cleaned up afterwards.

Do you guarantee your resealing?

Yes. All our work comes with a 12-month guarantee, and we are fully insured.

How long does the new silicone need before I use the shower?

Normally after around 24 hours. We’ll tell you the cure time for the product we used.

How to look after the new joints

Once the sealant has cured, a few habits help it last:

  • Avoid abrasive pads on the sealant
  • Keep the fan on for a while after bathing
  • Squeegee the walls and tray after use
  • Move toiletries away from the joint

Treat the new bead gently when you clean: warm soapy water and a soft cloth do the job. Scourers and blades can nick the surface, and a nicked bead lets mould in sooner.

Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. A reseal in time can save the worktop.
