How we handle bathroom resealing in Tonbridge

Showers work their sealant harder than baths. Tray edges, screen profiles and wet room joints all rely on silicone to stay watertight. Each gets a bead of anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. If you have a reseal done over the top of the old bead and sealant that has split, shrunk or peeled away, we can help, whatever the surface.

Plenty of homes in a town like Tonbridge have had new bathrooms and kitchens over the years, some more than once. A common problem is new sealant laid over old, which never bonds properly, which is why all the old material has to come out first.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Work for landlords, hotels and businesses

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can go on one quote.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Why act early in Tonbridge

A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. Lumpy sealant with smears on the tiles has the opposite effect. In Tonbridge, as anywhere, most leaks start as a small gap in a joint, and early is when they’re cheapest and quickest to sort.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Why Tonbridge clients choose us

  • Over 20 years’ experience

Surface by surface

Baths

Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.

Shower trays & enclosures

A tray that rocks will split any sealant. Movement is checked before anything is resealed, and if the tray needs refixing, we’ll say so.

What affects the cost of bathroom resealing

Call for a quick quote. The main things that affect it are:

  • Any working-time requirements on site
  • Which sealant suits the joint
  • The amount of work
  • How many rooms, windows or areas are involved

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, ring 0345 464 0079 or send us an email for an honest opinion and a quote.

Helping us quote

You don’t need to know the technical terms. Just tell us:

  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Any access issues, like height or stairs

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you are ready, phone 0345 464 0079 or send us an email.

What bathroom resealing looks like in Tonbridge

Most of the South East has hard water, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Schools such as New Beacon School are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s. If you let a flat or house near Tonbridge station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as Church of St Peter and St Paul, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Honest limits

We’ll always be straight with you, so here’s what new sealant will not do:

  • Movement from a bath with loose feet or no proper support
  • Loose or hollow tiles, or failed tanking behind them
  • Water getting in through the grout rather than the sealant

If in doubt, ring 0345 464 0079 or email us and we will say what we think before booking.

Surfaces we seal

  • Wet rooms
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Basins & vanity units
  • Baths
  • Kitchen worktops & upstands

What we do, step by step

Most of a good job is in the preparation, so that’s where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it usually takes two to three hours for a typical bath, depending on how much old sealant there is. A visit in Tonbridge needs access to the work and a place to park close by. For outside work, let us know about side access, gates and any upper-floor joints.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. The joint is finished neatly and we explain when it can get wet.

How to prepare

  • Mention if the joints have been sealed before
  • Mention any leaks or damp you’ve noticed
  • For indoor joints, keep the area dry beforehand if you can
