Mastic and sealant work in Chelmsford

Mastic and sealant work in Chelmsford

Chelmsford became a city in 2012, as part of the Queen’s Diamond Jubilee celebrations, and new homes have kept going up around it. We cover the whole city and the rest of Essex, resealing baths, showers and kitchens, replacing window and door mastic and sealing joints in homes and businesses. Typical jobs include a mouldy bath seal, a leaking en-suite tray, a kitchen worktop where water has crept behind the upstand, or uPVC windows whose mastic has cracked and gone grey.

Our approach is straightforward. We cut out the old sealant, clean and dry the joint, treat any mould and lay a new bead of the right product. If the grout is failing too, we’ll say so, because a new seal next to cracked grout won’t stop water getting in.

Commuter homes, old and new

Chelmsford is a commuter city, with trains to London Liverpool Street, and its housing reflects decades of growth. Near the centre there are Victorian and Edwardian terraces and villas. Around them sit large areas of 1930s, post-war and later housing, much of it now with replacement windows, refitted bathrooms and ageing sealant.

On the edges of the city, large new-build estates have added thousands of homes. New houses settle, timber dries out and showers get daily use, so builder sealant often fails within a year or two. We cut out the original sealant, prime where needed and reseal. For new-home owners, our guide to new-build sealant snags lists what to check.

Family bathrooms and en-suites need the most attention. Shower trays in en-suites are a common leak point, because a small gap at the tray edge lets water reach the floor and the ceiling below. We check the tray, enclosure and wall joints, not just the obvious bead. Around kitchen worktops and sinks, we use a sealant suited to kitchens, colour-matched where it shows and food-safe beside the sink where it’s needed.

Hard Essex water and a dry climate

Essex & Suffolk Water supplies Chelmsford, and the water is hard. Limescale builds up on taps, screens and along the bottom of the sealant, keeping it damp. Anti-fungal sanitary silicone, a quick wipe after showering and gentle cleaning all help a new bead last.

Essex is one of the driest parts of the UK, but dry doesn’t mean easy for sealant. Hot summers bake south-facing frames and patio doors, and the clay soils common in Essex shrink and swell, so houses move a little more than you might think. External mastic needs to be flexible and fully bonded. We use low-modulus sealant where joints move and backing rod so the depth is right. Patio and French doors have long sill joints that are easy to overlook until water marks the floor inside, so we check those too.

Offices, shops and landlords in the city

Chelmsford’s offices, shops and leisure buildings all have washrooms, kitchens and floor joints that need resealing over time. Out-of-hours working can be arranged so staff and customers aren’t disturbed, and we plan larger jobs room by room. Our commercial sealant page has more. Floor joints in shops and commercial kitchens take foot traffic and cleaning every day, and a failed joint lets water and dirt collect underneath; see floor joint sealing.

Anglia Ruskin University has a campus in Chelmsford, and the city has many rented homes, from student houses to commuter flats near the station. We work for landlords and letting agents, resealing between tenancies and dealing with mould and leak reports properly.

How it works

  1. Call or email. Tell us what needs doing, where it is and anything about access. Photos by email help.
  2. Get a clear quote. We give you a clear price before any work starts, and agree a date with you.
  3. Cut out and prepare. All the old sealant comes out, and the joints are cleaned, treated and dried.
  4. Seal and finish. The right sealant for each joint is applied and tooled to a neat, even finish.
  5. Cure and guarantee. We tell you when it can be used, and every job has our one-year guarantee.

Questions from Chelmsford

Do you cover Chelmsford and the rest of Essex?

Yes. We cover the city, the villages around it and the rest of Essex, as well as London and the other South East counties.

The sealant in my new-build en-suite has cracked. Can you help?

Yes. This is common in new homes. We remove the builder’s sealant, prime where needed and reseal with sanitary silicone.

Should I go back to the developer first?

If your home is still within the builder’s snagging or warranty period, it’s worth asking them first. If they won’t fix it, or it keeps failing, we can.

Is Chelmsford’s water hard?

Yes, it’s hard water. Limescale builds up on screens and along the sealant and holds moisture there, so drying the joint after use and cleaning gently, without abrasive pads, help it last.

Can you reseal windows and patio doors?

Yes. We cut out old mastic around uPVC, aluminium and timber frames and reseal with a flexible, weatherproof sealant.

Do you work for landlords and letting agents?

Yes. We reseal between tenancies and can quote for several properties at once.

Can you work in offices out of hours?

Out-of-hours working can be arranged for commercial jobs, so washrooms and kitchens can be resealed while the building is quiet.

Is your work guaranteed?

Yes. Every job comes with our one-year guarantee.
