Mastic and sealant work in Crawley
Mr Mastic is based in Crawley, so when you search for a mastic man in Crawley, you’re finding a firm from the town itself. We reseal baths, showers and kitchens, replace window and door mastic, seal external joints and look after hotels, offices and rented homes across the town and the villages around it.
Many of the jobs we use to explain our work are here. On a 1950s terrace on Crossways in Three Bridges, someone had sealed straight over old, failed sealant and mould had grown underneath. We took both layers out and resealed with Everbuild anti-fungal silicone in under three hours. It’s a good example of why we never seal over old silicone; our guide on putting new silicone over old explains the problem.
A new town built one neighbourhood at a time
Crawley was designated a new town in 1947 and grew as a set of neighbourhoods, each with its own parade of shops. West Green came first, from 1949, followed through the 1950s by Northgate, Langley Green, Three Bridges, Pound Hill, Ifield, Tilgate, Southgate and Gossops Green. Broadfield and Bewbush came in the 1970s, Maidenbower from the late 1980s, and Forge Wood is the newest of the town’s 14 neighbourhoods.
Each era brings its own sealant jobs. In the post-war houses, many bathrooms and kitchens have been refitted more than once, and we often find layers of old sealant, gaps where a bath has dropped, or replacement uPVC windows whose mastic has hardened after years of sun. On Harper Drive in Maidenbower, a kitchen’s 30-year-old sealant had shrunk and water was getting behind the worktop. We cut it out and used colour-matched sanitary silicone, with a food-safe product by the sink.
Newer homes have the opposite problem. In Forge Wood, a shower’s developer sealant failed after 16 months as the house settled and the shower was used every day. We removed it, primed the joint and resealed with sanitary silicone. If you’ve bought a new home and the sealant is already cracking, our new build mastic page explains what we check.

Crawley water and Sussex sunshine
Southern Water supplies Crawley, and the water is moderately hard, enough to leave limescale on taps and screens. Limescale gathers along the bottom of a shower seal, holds moisture and gives mould a foothold. Choosing anti-fungal silicone and keeping the bead dry and clean makes a real difference to how long it lasts.
West Sussex is one of the drier parts of the UK, but summer sun is hard on external mastic. South-facing frames and patio doors take the most heat, and the sealant around them dries, hardens and pulls away. Brick and render also move a little through the seasons. We use flexible, weatherproof sealants outside and backing rod where the gap is deep, so the new joint can move without splitting.
Gatwick hotels, Manor Royal and local landlords
Gatwick Airport is right next to Crawley, and the hotels around it in Crawley and Horley have hundreds of bathrooms between them, each used by a different guest every night or two. We reseal hotel bathrooms room by room, so rooms go back into service as soon as the sealant has cured. Our guide to resealing hotel bathrooms with less disruption explains how.
Manor Royal is Crawley’s main business district. For one office there, we worked early in the morning, out of hours, to reseal two staff shower rooms, a kitchen and an accessible wet room with anti-bacterial silicone before a health and safety audit. We also work for Crawley landlords and letting agents, resealing between tenancies and when tenants report mould or leaks.

Questions from Crawley
Are you really based in Crawley?
Yes. Mr Mastic is based in Crawley, RH10, and we work in every neighbourhood of the town.
Do you work for hotels near Gatwick?
Yes. We reseal hotel bathrooms room by room, and out-of-hours working can be arranged so guests aren’t disturbed.
The shower sealant in my Forge Wood new build has cracked. Is that normal?
It’s common. New homes settle and showers get daily use, so builder sealant often fails in the first year or two. We cut it out, prime where needed and reseal.
Can you reseal over the old sealant to save time?
No. New silicone won’t bond to old silicone. We always remove the old bead completely, as we did on Crossways in Three Bridges where sealant had been laid over failed sealant.
Do you seal around replacement uPVC windows?
Yes. We cut out hardened mastic around uPVC, timber and aluminium frames and apply a flexible, weatherproof sealant in a colour to suit.
Can you work in offices on Manor Royal before staff arrive?
Out-of-hours working can be arranged for commercial jobs. We’ve resealed welfare facilities on Manor Royal early in the morning.
How long before I can use the shower?
Usually around 24 hours. We’ll tell you the cure time for the product we used before we leave.
Do you cover the villages around Crawley?
Yes. We work across West Sussex, Surrey and East Sussex, so the towns and villages around Crawley are covered too.
