Glazing and conservatory sealant
Glazing silicone renewed on conservatories, rooflights, glass panels and shower screens, using a sealant suited to glass and the frame.
- Conservatory leaks at frame and glazing joints
- Glazing silicone that has cracked or come away
- Water running down inside the glass
What glazing & conservatory sealant involves
Glass, frames and the walls around them all move at different rates, and the silicone between them takes the strain. When it cracks or lets go, water finds its way in. We cut out failed glazing silicone and reseal with a product suited to glass and the frame, from conservatory joints to frameless shower screens.
We work across the South East, London and all of Scotland from our base in Crawley. Every job comes with our one-year guarantee, and we’re fully insured and an ARBOMaster approved applicator.
Problems we put right
- Conservatory leaks at frame and glazing joints
- Glazing silicone that has cracked or come away
- Water running down inside the glass
- Shower screens leaking along the wall or tray
- Black or yellowed silicone on glass joints
Where we work
- Conservatory frames
- Glass-to-frame joints
- Glass-to-glass joints
- Rooflights
- Shower screens
- Glass balustrade bases

How it works
- We find where water is getting in and check whether it’s a sealant joint or another part.
- Old silicone is cut away from the glass and frame without scratching either.
- Surfaces are cleaned with a solvent suited to glass and the frame.
- Glazing silicone suited to the joint is applied and tooled.
- We check the joints and, where safe, run water over them to look for leaks.
What sealant can’t fix
A failed double-glazed unit (misting between the panes), a broken roof panel or a sagging conservatory roof needs a glazier or roofer. We’ll tell you if that’s what we find.
Shower screens
The vertical joint where a screen meets the wall and the bottom joint on the tray are common leak points. We reseal both with anti-fungal silicone.
Why it’s worth doing now
A small leak at a glazing joint can soak the frame, stain the floor and, in a conservatory, damage furniture underneath. Finding the joint that has failed and resealing it properly is usually a quick fix, as long as the glass and frame are sound.
What affects the quote
We don’t publish set prices, because every job is different. Call or email us with a few details and we’ll give you a clear quote before we start. The main things that affect it are:
- How many joints, rooms, windows or metres of joint there are
- How much old sealant or grout has to come out, and how many layers
- Mould, damage or movement that needs dealing with first
- Access: stairs, height, ladders or work outside
- The product the joint needs (sanitary, exterior, fire-rated, glazing or sand mastic)
- For commercial sites, working hours and phasing
What a good quote includes
- All the old sealant removed, not sealed over
- The product named for each joint
- How long the guarantee is and what it covers
- How long before the area can be used
- How your home or building will be protected
- Who is doing the work, and that they’re insured
Aftercare
Clean glass and frames with warm soapy water and a soft cloth, avoid solvents on the sealant, and clear leaves from conservatory gutters so water doesn’t back up against the joints.
