Mastic and sealant work in Aberdeen

Mastic and sealant work in Aberdeen

We cover Aberdeen and Aberdeenshire for every kind of sealant job: baths, showers and kitchens resealed, window and door mastic replaced, external joints sealed and sash and case windows pointed with sand mastic. We work for homeowners, landlords, hotels and businesses. Kitchens are part of it too: worktops, upstands and sinks are resealed with a colour-matched sealant, food-safe beside the sink where it’s needed.

The method doesn’t change because the stone does. Old sealant is cut out, the joint is cleaned back to sound material and dried, and the new sealant is chosen for what it has to stick to. In Aberdeen, that is very often granite.

Granite tenements, terraces and newer estates

Aberdeen is known as the Granite City, and its grey granite tenements, terraces and villas give it a look like nowhere else. In the centre and areas such as Rosemount and the West End, many homes are granite tenement flats or large granite terraces, often with sash and case windows. Further out, post-war housing and modern estates bring a mix of harled walls, brick and newer window frames.

Granite is hard and dense, but the joints around it still move. Window frames expand and shrink, and the mastic between timber and stone dries and cracks with age. Where original sash and case windows survive, burnt sand mastic is the traditional pointing. Where windows have been replaced, we use a flexible modern sealant that bonds well to stone. Our guide on mastic on granite and sandstone covers the detail.

Inside, tenement flats share a weakness found across Scotland: a failed bath or shower seal leaks into the flat below. We fill the bath before resealing, use flexible anti-fungal silicone and check tray and screen joints, because small gaps there are a common leak path.

North Sea weather and soft water

Aberdeen faces the North Sea, and cold winds, rain and sea haar are part of life on this coast. Wind-driven rain tests every external joint, and once a joint opens, water gets behind the frame and into the wall. External mastic needs to stay flexible in the cold and be fully bonded to clean stone. We use backing rod to set the joint depth and neutral-cure sealants that suit natural stone.

Scottish Water supplies Aberdeen, and the water is soft, so there’s little limescale. Mould is the bigger issue, especially in bathrooms with limited ventilation, where condensation sits on the sealant. Anti-fungal silicone and a working extractor fan go a long way. Wiping the joint dry after a shower helps more than any cleaning product, and mould that has grown into old silicone can’t be scrubbed out, only cut out.

Energy offices, hotels and landlords

Aberdeen has long been the centre of the UK’s North Sea oil and gas industry, and the city has a large stock of offices, hotels and serviced apartments. Office washrooms, kitchens and showers need resealing over time, and out-of-hours working can be arranged so staff aren’t disturbed. Hotel bathrooms can be resealed room by room. See our commercial sealant page.

Many flats in the city are rented, to students at the University of Aberdeen and Robert Gordon University and to people working in the city. Private landlords in Scotland must be registered and meet the Repairing Standard, and sound sealant around windows and showers helps keep a property wind and water tight. We reseal between tenancies and can quote for whole portfolios.

How it works

  1. Call or email. Tell us what needs doing, where it is and anything about access. Photos by email help.
  2. Get a clear quote. We give you a clear price before any work starts, and agree a date with you.
  3. Cut out and prepare. All the old sealant comes out, and the joints are cleaned, treated and dried.
  4. Seal and finish. The right sealant for each joint is applied and tooled to a neat, even finish.
  5. Cure and guarantee. We tell you when it can be used, and every job has our one-year guarantee.

Questions from Aberdeen

Do you cover Aberdeen?

Yes. We’re based in Crawley and cover all of Scotland, including Aberdeen and Aberdeenshire. Get in touch with your postcode and details of the job for a clear quote.

What sealant do you use on granite?

We use neutral-cure sealants that bond well to stone and won’t attack it, set at the right depth with backing rod where needed.

Can you repoint sash and case windows in a granite tenement?

Yes. We rake out failed pointing and repoint with traditional burnt sand mastic, which stays workable as the timber moves against the granite.

My shower is leaking into the flat below. Can you help?

Yes. We remove the old sealant, check where water is getting through and reseal. If it’s a plumbing leak, we’ll tell you.

Do you work in offices out of hours?

Out-of-hours working can be arranged for commercial jobs, so washrooms, kitchens and staff showers can be resealed while the building is quiet.

Do you reseal hotel and serviced apartment bathrooms?

Yes. We work room by room, so only the rooms we’re in are out of use while the new sealant cures, usually around 24 hours.

Do you work for landlords in Aberdeen?

Yes. We reseal between tenancies and after tenants report mould or leaks, and we can quote for several flats at once.

Is the work guaranteed?

Yes. Every job comes with our one-year guarantee.
