What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • A cracked shower tray or bath (that needs repair or replacement)
  • A bath or tray that moves because it isn’t properly supported

If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.

Surfaces we seal

  • Basins & vanity units
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Wet rooms
  • Kitchen worktops & upstands

About our bathroom resealing in Torry

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Typical jobs include a joint torn by a bath that flexes and water getting behind the bath panel, on wet rooms, baths and basins & vanity units.

In Scotland’s cities, including the area around Torry, many older flats had their bathrooms added into small rooms later on. Rooms like that are often small and slow to dry out, and steam with nowhere to go is what turns sealant black and grout grey.

Each job carries a 12-month guarantee, large or small.

Leave it or put it right?

Fresh sealant smartens a bathroom or kitchen with very little disruption, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Torry, damp can travel a long way before it shows.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

What you get with us

Should I try it myself first?

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

How we quote for bathroom resealing

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • When we can work, for business premises
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts, so you know where you stand.

Helping us quote

You don’t need to know the technical terms. It helps if you can tell us:

  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel

For a quick quote, get us on the phone, or send an email if you’d rather. Tell us about the joints that need doing and we will talk you through the work.

How to look after the new joints

Simple care keeps the joints in good condition. We recommend:

  • Keep an eye on the corners, where splits start
  • Use gentle cleaners on the silicone
  • Dry the bead with a towel now and then
  • Give the silicone its full cure time

Keep bottles and razors off the sealant line, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

Worktop joints fail quietly. Water gets behind the upstand and into the edge of a laminate worktop, where it can make the board swell. Resealing before that happens protects the worktop.

FAQs for Torry

Could a leaking bath seal in my Torry flat reach the neighbours below?

It can. Tenement floors are normally timber, and water from a failed seal can find its way down to the flat below. Replacing tired sealant early is the simplest way to avoid that.

Do you work in hotels near Torry?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

I’m a tenant. Can you help?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Do you work in Torry?

Yes. We work in Torry and the rest of Aberdeen. To book, email us at info@mrmastic.co.uk.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.

Do you hold any approvals?

Yes. We are an ARBOMaster approved applicator.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, in a kitchen-suitable sealant, matched to the worktop where it’s on show.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Work for landlords, hotels and businesses

Failed sealant is one of the commonest items on a check-out report. We can quote for more than one property at once.

Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.

What happens on the day

Most of a good job is in the preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. In a city area like Torry, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.

  1. Protection goes down around the bath, shower or worktop.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Preparing for the visit

  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
  • Mention any tricky access

Advice

What bathroom resealing looks like in Torry

Torry is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Aberdeen is known for its granite tenements, where, as in any flat, a failed seal can reach the flat below.

For site and facilities teams at buildings such as Torry Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Aberdeen station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
