About our sand mastic in Torry

Our applicators renew the sand mastic around sash and case windows and doors set in stone or brick. Out comes the old, loose mastic, the joint is prepared and new mastic is shaped by hand. We are often asked to deal with draughty sash windows at the surround and mastic that needs renewing before redecorating, on timber door frames, stone surrounds and sash and case windows.

Sash and case windows are a feature of older tenements in all four Scottish cities, and plenty still have them. Whether you’re in a tenement flat or a house in Torry, the joint between frame and wall is what keeps the weather out.

The work is guaranteed for twelve months. If something is not right with it in that time, tell us and we will put it right.

Sand mastic in Torry: local notes

Torry is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around older windows and doors, especially on the side facing the sea. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Provost Skene's House, about 1 mile north-west, is one of the historic houses in the wider area around Torry, and older homes nearby need a sealant that suits their walls. Rented homes near Aberdeen station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about. If you look after a building such as Torry Academy, the mastic around its windows and doors needs looking after like any other building’s.

Torry is about 2 miles south-east of Aberdeen, in Aberdeen. From the centre of Torry to the outskirts, sand mastic is available for homes and businesses alike, from flats and houses to offices and hotels. We cover 63 towns and villages across Aberdeen.

Postcode districts we cover here for sand mastic: AB11 and AB12. Whether your property is on Oscar Road, Abbey Road and Walker Road or anywhere close by, we can help. We also cover Balnagask (1 mile south-east), Footdee (1 mile north-east), Tullos (1 mile south), New Aberdeen (1 mile north-west) and Altens (2 miles south). Within a short drive, we also cover Dyce (6 miles north-west), Tillydrone (3 miles north-west), Portlethen (6 miles south-west), Cults (4 miles west), Braeside (3 miles west) and Donside Village (3 miles north-west).

Around Torry

Typical jobs here are in homes near Glenliver Bar, Robert Gordon's College and Duthie Park, among other places. Torry’s nearest station is Aberdeen station, roughly 0.8 miles north-west of the centre. A little further out are Union Square Aberdeen (0.7 miles north-west) and Tolbooth Museum (1 mile north-west). Open spaces near Torry include Tullos Hill and Lower Lake.

What affects the cost of sand mastic

Every job gets its own quote. These are the things that affect it:

  • Access and height
  • The number and length of the joints
  • Whether there’s mould to deal with
  • The type of sealant required

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You’ll have a clear quote before any work starts, so you know where you stand.

What to tell us for a quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • A few photos by email, if you can
  • Access, such as stairs, a lift or height
  • The problem you’ve noticed
  • The address or postcode of the job

Getting a quote is simple: let us know the job and the location and its rough size. Photos by email help us understand the job, and we’ll come back to you with a quote.

What we can’t put right

To be straight with you, there are a few things sealant will not fix:

  • Rotten sashes, sills or window boxes (a joiner’s job)
  • Decisions on consent for listed homes
  • Cracked or broken glass

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Tenement windows
  • Brick reveals
  • Timber door frames
  • Sash and case windows
  • Stone surrounds
  • Period & listed homes

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

Torry: your questions answered

Do you work for landlords with property near Aberdeen station?

Yes. We work for letting agents and landlords as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Is sand mastic in a coastal place like Torry any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Torry.

What is sand mastic?

It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and finished to sit neatly against the masonry.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do I need permission for sand mastic on a listed building?

Checking first is sensible. Your local planning authority can say if consent is needed for listed or conservation-area properties.

What happens on the day

We bring everything the job needs with us, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. Most jobs take a few hours per window, depending on the condition of the joints. Parking in city streets around Torry can be tight or controlled, so it helps to know about permits or nearby bays. For flats, mention the door entry system and any shared-stair arrangements.

  1. We look at the surrounds with you and agree the joints to renew.
  2. We remove the old, loose mastic.
  3. We pack any deep voids first.
  4. We apply the mastic by hand and shape it.
  5. We dress the finish so it sits neatly against the masonry.

Getting ready for the visit

  • Clear the area around the work

Related advice

For landlords and businesses

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Why act early in Torry

An open joint round the frame lets weather in. Left, water can reach the timber and the wall so renewing it early protects the window. Private landlords in Torry must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
