Dyce Sand Mastic
Traditional burnt sand mastic around sash and case windows and doors in stone and brick in Dyce, with a 12-month guarantee on every job. Call for a quick quote.
- Gaps round a timber door in stone or brick
- Old cement repairs round a window that have failed
- Gaps where the frame meets the masonry
What we do, step by step
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours per window, depending on the condition of the joints. In a city area like Dyce, parking may be by permit or pay-and-display, so tell us what’s nearby. For flats, mention the door entry system and any shared-stair arrangements.
- First, we look at the surrounds with you and agree what needs doing.
- The loose and crumbling mastic is raked out and the joint cleaned.
- Large voids are packed out first, so the mastic is not too thick.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- The finish is dressed so it sits neatly against the stone or brick.
How to prepare
- Mention any leaks or damp you’ve noticed
- For business premises, tell us about site rules or sign-in
- For indoor joints, keep the area dry beforehand if you can

Sand mastic for homes and businesses in Dyce
A silicone bead around a sash window can look out of place and doesn’t suit the building. Sand mastic gives a finish that matches the age of the house, and we can replace one with the other. If you are dealing with patchy fillers round a sash window and old sand mastic that has cracked, crumbled or fallen out, we can help.
Scotland’s cities are full of stone-built tenements and terraces, in sandstone or granite. Natural stone around older windows needs a sealant that will not mark or attack it, which generally means a neutral-cure product or a traditional sand mastic rather than an acetoxy silicone.
Every job comes with a 12-month guarantee.

Surface by surface
Stone surrounds
Stone openings are rarely perfectly straight, so the gap is not the same all the way round. Sand mastic is shaped by hand to suit.
Period and listed homes
Materials matter on listed and conservation-area homes. Like-for-like sand mastic is usually favoured.
What we can’t put right
We’d rather tell you now than do work that won’t last, so these are the limits:
- Sash cords, weights and draught-proofing of the sashes
- Masonry that needs repairing
- Putty and glazing repairs
If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

- Timber door frames
- Tenement windows

DIY versus a professional finish
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What affects the quote in Dyce
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How easy the joints are to reach
- How many rooms, windows or areas are involved
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- How many joints, rooms or windows are involved
- Access, such as stairs, a lift or height
- The problem you’ve noticed
- If someone has resealed it before
Asking for a quote is easy: tell us what needs doing and where. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
Questions from Dyce
Do you work for landlords with property near Dyce station?
Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.
How is work on the outside of a tenement in Dyce usually arranged?
The owners of the flats usually agree repairs to shared parts like the roof and outside walls, and many buildings have a factor to arrange it. The Tenements (Scotland) Act 2004 sets out how that works where the title deeds don’t. Windows often belong to the individual flat, but it’s worth checking your deeds.
Is it OK to seal over old sealant?
No, it will not last. It may look fine at first, but the new bead soon lifts. Removing the old sealant completely is the only lasting way.
Should I check with the council before work on a listed or conservation-area home?
Checking first is sensible. Ask your local planning authority whether consent is needed for work on a listed home or in a conservation area.
How long does sand mastic take to go off?
It takes a while. The skin forms first, and the full set comes later, and we will tell you what to expect.
Do you remove the old sealant?
Always. Sealing over old sealant is the main reason resealing fails early, so we never do it.
Are you ARBOMaster approved?
Yes. We are ARBOMaster approved, the scheme for applicators of Arbo sealants.
Is the work guaranteed?
All our work has a 12-month guarantee.
Dyce homes and the weather
The Tenements (Scotland) Act 2004 sets out how owners share the upkeep of common parts like the roof and outside walls, often through a property factor. Windows generally belong to the flat, but the title deeds have the final say. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
For site and facilities teams at buildings such as Dyce Academy, larger buildings have plenty of frames, and the mastic around each one ages.

Leave it or put it right?
Filling over old, loose mastic does not last. We remove the loose material first so the new mastic stays put. In a Scottish city tenement, failed sealant affects more than one flat: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

When to call us in Dyce
Paint, silicone or cement used over old mastic causes problems. They don’t suit the joint and we normally remove them.
It’s worth asking for a quote if you see:
- Draughty sash windows at the surround
- Tired mastic found when preparing windows for paint
- Failed mastic on an exposed elevation
- Old sand mastic that has cracked, crumbled or fallen out
Rented homes near Dyce station change hands often, and any sash windows need sound mastic to keep draughts and rain out.
