Our applicators work in Bucksburn on traditional burnt sand mastic around sash and case windows and doors in stone and brick. Old sealant removed completely, joints prepared properly.
- Modern sealant on a period surround
- Gaps round a timber door in stone or brick
- Mastic worn away on windows facing the weather
Sand mastic in Bucksburn
Traditional burnt sand mastic blends with stone and brick surrounds. It suits period and listed homes, where modern sealant can look out of place. If you’re dealing with draughts and rain around sash boxes and mastic round period door frames that has failed, we can help, on brick reveals, timber door frames and sash and case windows alike.
Bucksburn is in one of Scotland’s four big cities, where many older buildings are sandstone or granite. Stone needs a sealant that suits it, so acetoxy silicones, which can attack some stone, are best avoided.
You get a 12-month guarantee, the same in Bucksburn as everywhere else we work.

Bucksburn questions
Can you do sand mastic in Bucksburn?
Yes. Our work covers the whole of Scotland, and Bucksburn is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Do you work for landlords with property near Dyce station?
Yes. We work for landlords and letting agents as well as householders. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Should I use sand mastic or silicone?
We will talk it through with you. Sand mastic suits many period homes and newer frames suit modern sealant.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done and we’ll quote it together.
Are you ARBOMaster approved?
Yes. We’re an ARBOMaster approved applicator.
Can you replace silicone on a period window with sand mastic?
Yes, we do this often. The old silicone has to come out completely so the mastic beds in well.
Is consent needed for window work on a listed home?
Your local planning authority is the one to ask. They’ll tell you if consent is needed.
Do you remove the old sealant?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
When to call us in Bucksburn
Timber swells and shrinks with the weather. That movement opens up the mastic joint little by little.
It’s worth asking for a quote if you see:
- Draughts and rain around sash boxes
- Mastic worn away on windows facing the weather
- Modern sealant on a period surround
- Mastic round period door frames that has failed
If you let a flat or house near Dyce station, any sash windows need sound mastic to keep draughts and rain out.
Questions to ask before booking
- How long to leave it before use
- How the colour is chosen
- Is VAT in the price?
- What preparation is included
Should I try it myself first?
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
What affects the quote in Bucksburn
We quote each job individually. These are the things that affect it:
- Whether the work is at height
- The type of sealant required
- How many rooms, windows or areas are involved
- Working hours on commercial sites
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
Asking for a quote
When you call or email, these details help:
- The problem you’ve noticed
- Roughly how big the job is
- Where the job is, and your postcode
- Photos by email, if that’s easy
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is.
Windows and doors in Bucksburn
Aberdeen’s nickname, the Granite City, comes from its stone buildings, and sealing against granite needs clean, sound edges and a sealant that suits stone. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
If you live in an older home near Church Of Scotland, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Schools such as Bucksburn Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.

When it is not the sealant
A few problems are outside what sealant work can do:

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think.

What happens on the day
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a single window, longer for several and we leave things clean and tidy. In a city area like Bucksburn, parking may be by permit or pay-and-display, so tell us what’s nearby. If you’re in a flat, let us know how we get in at the street door.
- We check each window surround and the condition of the joint.
- We rake out the old mastic and clean the joint.
- We fill deep gaps so the new mastic isn’t too thick.
- We point the joint with sand mastic by hand.
- We finish the mastic to a tidy line.
How to prepare
- Let us know about parking restrictions
- Try not to wet indoor joints just before the visit
- Move anything stored near the joints

Related advice
Leave it or put it right?
New mastic over crumbling mastic won’t hold. We remove the loose material first so the new work lasts. In a tenement flat in Bucksburn, a failed seal is rarely just your problem: a leak can come through the ceiling below, and gaps in shared walls or fire-rated joints matter to every flat.
What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start.

Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Do not run silicone over sand mastic
- Check the mastic when you check the paintwork
- Go gently near the mastic when preparing windows
- Keep sills and gutters clear so water drains away
Avoid sealing over the mastic with silicone. If anything cracks, get it looked at rather than patching it.
Renewing mastic before redecorating saves doing it twice. Painting over failed mastic hides the problem for a while.
