Mastic and sealant across AB16

About bathroom resealing in AB16

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across AB16. We’re fully insured ARBOMaster approved applicators, and every job carries our 12-month guarantee. We are often asked to deal with mouldy sealant that has gone black and a messy, uneven bead from a previous reseal, across sinks & splashbacks, basins & vanity units and shower trays & enclosures.

You do not need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes two to three hours for a typical bath, depending on how much old sealant there is for a typical job.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

What you’ll pay

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Bathrooms and kitchens across AB16

Our bathroom resealing work across AB16 covers homes, rentals and businesses, from Cummings Park, Summerhill and Mastrick to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. AB16 is part of the area we cover across Scotland. Along the coast in AB16, holiday lets and guest houses can have bathrooms in near-constant use, so their sealant and grout wear faster than most, and the weather is hard on the outside too.

Cummings Park: For landlords with property near Aberdeen station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For site and facilities teams at buildings such as Northfield Academy, we reseal washrooms and kitchens in schools and businesses as well as homes.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Tiles that have come away from the wall
  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Cracked or missing grout between tiles (that’s regrouting)

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly, so tell us about it when you ask for a quote.

How the job changes by surface

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Baths

A bath shifts slightly every time it’s filled, so it’s filled with water before the bead goes on. That way the joint is laid with the bath at its heaviest.

Why it fails

Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.

People generally contact us when they notice one of these:

  • Sealant that has split, shrunk or peeled away
  • A messy, uneven bead from a previous reseal
  • Two layers of silicone, both failing
  • Gaps between the worktop and the wall

How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Wipe up water along the back of the worktop
  • Stick to a soft cloth and a mild cleaner
  • Keep bottles off the sealant line
  • Run the extractor fan during and after every shower

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, so if something does not look right, just send an email to info@mrmastic.co.uk.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Your questions about bathroom resealing in AB16

What sealant do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Are you an approved applicator?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Do the sealants smell?

Possibly a little. It fades as the sealant cures, and ventilation helps.

How much does bathroom resealing cost in AB16?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You’ll get a clear quote before we start.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it generally cannot be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint.

Will you leave a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.
