About bathroom resealing in AB25

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on shower trays & enclosures, wet rooms and kitchen worktops & upstands, and common reasons people get in touch are gaps between the worktop and the wall and a reseal done over the top of the old bead.

We bring everything the job needs with us, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. It normally takes half a day or less for one room, longer when the kitchen is included.

  1. First the area is protected and every bit of old sealant removed.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

How we quote

Leaving a failed joint usually makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.

Where we work in AB25

Across AB25, from Rosemount, Berryden and New Aberdeen outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in AB25 are chosen with that in mind. In the coastal parts of AB25, the sea-facing side of a building takes the most weather, and that is where sealant usually gives up first. Good preparation and the right sealant help it cope.

Rosemount: Schools such as Aberdeen Grammar School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. For landlords with property near Aberdeen station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Work for landlords, hotels and businesses

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

Signs you need bathroom resealing

Black mould is behind a lot of resealing. Bathrooms without good ventilation give mould all the damp it needs, and once it has grown into the bead, cleaning rarely gets it out.

Any of these means the joints need attention:

  • Water getting behind the bath panel
  • Two layers of silicone, both failing
  • Failed sealant on the screen profile
  • Gaps between the worktop and the wall

Different surfaces, different methods

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we’ll say so.

Baths

Most bath leaks begin along the long edge, especially under a shower. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

How we quote for bathroom resealing

For a quick quote, just ask. The main things that affect it are:

  • Access and height
  • How many areas need sealing
  • The size of the job
  • Whether there’s mould to deal with

There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we’ll talk you through it.

What we need to know

What to tell us when you ask for a quote:

  • What’s wrong with the joints now
  • If someone has resealed it before
  • A few photos by email, if you can
  • If it’s domestic, commercial or a hotel

Need a quote? Please email us at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Your questions about bathroom resealing in AB25

Can new silicone go straight over the old?

No. New silicone will not bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

Do you come to AB25?

Yes. We’re based in Crawley and work across South East England, London and Scotland, and that includes AB25.

Will there be a smell?

There can be a smell while the sealant cures. Opening a window helps.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Are you insured?

Yes. Mr Mastic is fully insured.

How long before the new sealant can get wet?

The surface skins over fairly quickly, but the bead needs longer to cure right through. Keep water off it for around 24 hours, or as long as we advise for that product.

I’m a tenant. Can you help?

Yes. Check with your landlord; we can send the quote to them too.
