How bathroom resealing works in AB99
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. Common call-outs are for shrunken sealant along the back of a worktop and a messy, uneven bead from a previous reseal, on sinks & splashbacks, basins & vanity units and shower trays & enclosures.
There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes around two hours for one bath or shower, longer for a whole bathroom from start to finish.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

Near you in Cove Bay
Around Cove Bay, our work takes us to homes and buildings near Duthie Park, St Mary's Church and Lochside Academy and the streets around them. The nearest railway station is Aberdeen station, about 2.6 miles north of the centre. A little further out are Tolbooth Museum (3 miles north) and Union Square Aberdeen (2.7 miles north). Open spaces near Cove Bay include Kincorth Hill and Loirston Loch.
Where we work in AB99
AB99 has homes of every age, old and new, with plenty of rented property in places like Cove Bay and Altens. Sound sealant and clean grout keep water out and rooms looking cared for.
Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across AB99. Along the coast in AB99, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout, and the weather is hard on the outside too.
Cove Bay: If you let a flat or house near Aberdeen station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. For an older house near a landmark such as St Mary's Church, older homes can move a little, which is hard on rigid grout and tired sealant.
Landlord and commercial work in AB99
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Why act early?
Dealing with sealant early is a short job: the work takes a couple of hours for a single bath or shower. Left until water gets through, the job can grow to lifting panels, drying out and decorating.
Questions to ask before booking
- Are they insured?
- Whether VAT is included
- How much experience the applicator has
- Whether the sealant suits the joint
Common problems we fix in AB99
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.
Any of these means the joints need attention:
- Failed sealant on the screen profile
- A joint torn by a bath that flexes
- Damp behind the bath or under the tray
- Lumpy, uneven sealant from a DIY attempt
Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
What sealant work can’t fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Failed grout lines across the wall
- Loose or hollow tiles, or failed tanking behind them
- A cracked shower tray or bath (that needs repair or replacement)
AB99: your questions answered
Do you work in AB99?
Yes. We are based in Crawley and work across South East England, London and Scotland, and that includes AB99.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Do I need to be at home?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you do commercial work?
Yes, regularly. Larger jobs can be planned room by room or area by area to suit the site.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.
How long does it take to reseal a bath or shower?
One bath or shower is around two hours’ work, including cutting out the old sealant. A full bathroom and kitchen can take most of a day.
