About our bathroom resealing in Altens

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Typical jobs include failed sealant on the screen profile and a reseal done over the top of the old bead, across sinks & splashbacks, kitchen worktops & upstands and baths.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.

A 12-month guarantee comes as standard.

Your questions about bathroom resealing in Altens

Do you cover Altens for bathroom resealing?

Yes. Our work covers the whole of Scotland, and Altens is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can a failed shower seal in a tenement flat in Altens leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you work for letting agents?

Yes. As well as householders, we work for landlords, agents, businesses and hotels across Aberdeen.

How long does it take to reseal a bath or shower?

It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. You will know how long to expect before any work starts.

Is the work guaranteed?

Yes, for 12 months. Looking after the joint as we suggest helps it last.

What does bathroom resealing cost?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before any work starts.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.

What should I tell you?

The location, the problem and the rough size of the job. If you can, email a few pictures.

What we do, step by step

On the day, there’s very little for you to do. Show us the job and we will take it from there. The work itself takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. For a job in Altens, tell us the floor, how the door entry system works and where we can park nearby.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. The joint is left to dry, and baths are filled with water first.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, normally around 24 hours.

Advice

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.

When it isn’t the sealant

Before you book, it’s worth knowing the limits too:

  • Water getting in through the grout rather than the sealant
  • A tray or bath that’s cracked through
  • A leaking waste, trap or valve

Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.

What we seal

  • Sinks & splashbacks
  • Wet rooms
  • Shower trays & enclosures
  • Baths
  • Kitchen worktops & upstands
  • Basins & vanity units

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Check the joints every few months for splits or lifting
  • Avoid abrasive pads on the sealant
  • Stick to a soft cloth and a mild cleaner
  • Wait for the cure time we give you

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

How we quote for bathroom resealing

We quote each job individually. This is what makes a difference:

  • When we can work, for business premises
  • How easy the joints are to reach
  • The product the joint needs
  • Any mould that needs treating

Doing several joints on one visit is generally more efficient than separate visits, so tell us about everything that needs sealing. You will get one clear quote for the whole job.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • The rough size of the job
  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • Where the property is

A good description makes for an accurate quote. Tell us where the job is, what’s wrong and how much there is.

Why act early in Altens

Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect, and it’s harder to put right later. Private landlords in Altens must meet the Repairing Standard, and damp or leaks can fall short of it, so failed sealant is best replaced before it becomes a complaint.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why book with us

  • Old sealant always removed completely
  • ARBOMaster approved applicator
  • A choice of colours where the product allows
  • Sealant colour chosen to suit

Bathrooms and kitchens in Altens

Altens is within about 1 mile of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

For site and facilities teams at buildings such as Lochside Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to Nigg Parish Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. For landlords with property near Aberdeen station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
