Our bathroom resealing service in AB10
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it and into the wall or floor. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. Common call-outs are for sealant that has split, shrunk or peeled away and failed sealant on the screen profile, on shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.
The work is kept neat and contained to the area we are working on, so you can carry on as normal. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is, and we tell you how long to leave it before we go.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you’re told the cure time, generally around 24 hours.
What you’ll pay
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
What you get with us
- Experience in homes, commercial sites and hotels
- A sealant colour to suit the surroundings

Where we work in AB10
Across AB10, from Rosemount, Ferryhill and Queen's Cross outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.
Our work covers the whole of Scotland, AB10 included. Longer journeys are planned in advance, and outdoor work around the weather. Along the coast in AB10, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. Good preparation and the right sealant help it cope.
Queen's Cross: Rented homes near Aberdeen station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Managing a site like Albyn School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
Honest limits
Some problems need a builder, plumber or other trade rather than us:
- Damage behind the tiles that needs a tiler
- Water coming from the plumbing rather than the joint
- Cracked or missing grout between tiles (that’s regrouting)
Aftercare tips
How long the joints last depends on use and care. Here’s what we suggest:
- Run the extractor fan during and after every shower
- Clean with a mild bathroom cleaner and a soft cloth
- Keep bottles off the sealant line
- Give the silicone its full cure time
Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.
Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
Landlord and commercial work in AB10
Housing providers, facilities teams and property managers book us too in AB10 and across Aberdeen. Several sites can go on one quote, and we are fully insured.
Hotels need rooms back in use, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
DIY versus a professional finish
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
Surface by surface
Wet rooms
Wet room floors move slightly as they’re used, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. We reseal the visible edge of the sink where it has failed.
AB10 questions
Do you work for landlords and businesses?
Yes, often. Several properties can go on one quote, and between tenancies is a good time for the work.
Should I try DIY first?
That depends on the joint. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.
How long does a bath or shower reseal take?
A single bath or shower takes about a couple of hours, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.
Can you just seal over the old silicone?
No, never. Sealing over the top looks fine for a few weeks, then lifts. Every trace of the old bead is removed first.
Do you remove the old sealant?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
Do you work in AB10?
We do. Our applicators work in AB10, and the service is the same as everywhere else.
Do you reseal kitchen worktops and sinks too?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
