Remedial sealant near Queen's Cross

About our remedial sealant in Queen's Cross

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re fully insured ARBOMaster approved applicators, and every remedial job comes with a 12-month guarantee. Typical jobs include sealant peeling off a dusty or damp surface and repeat leaks from the same joint, across mouldy bath & shower sealant, shrunken worktop sealant and botched or over-sealed joints.

Stone-built tenements are part of every Scottish city, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath, and that is as true in Queen's Cross as anywhere in the city.

A 12-month guarantee comes as standard, so you are not left on your own once the job is done.

Aftercare tips

A little care helps the new joints last. We recommend:

  • Never seal over old silicone
  • Deal with small splits early
  • Check trays and worktops don’t move
  • Get the cause of a repeat leak found before resealing

Where we’ve pointed out another fault, have it put right, because the new sealant cannot hold back a problem underneath.

Don’t keep resealing the same joint. Have someone find out why, otherwise the next attempt will fail too.

Queen's Cross: your questions answered

Do you work in hotels near Queen's Cross?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Do you work for landlords with property near Aberdeen station?

Yes. We work for landlords and agents as well as homeowners. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

How much does remedial sealant cost in Queen's Cross?

Every job is different, so each one gets its own quote. For a quick quote, drop us a line at info@mrmastic.co.uk and let us know what needs doing and where.

Where do you work from?

Mr Mastic is based in Crawley. We cover Queen's Cross and the rest of Aberdeen, along with the rest of our area.

Can I do it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Can you match the sealant colour?

Most of the time, yes. We will explain which colours are available.

Can you remove old sealant without damaging the bath?

Yes. We avoid heavy scraping and use the right cleaner for each surface, so the new sealant bonds cleanly.

Are you fully insured?

Yes. We are fully insured.

How we quote for remedial sealant

Call for a quick quote. What matters most is:

  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites
  • The number and length of the joints

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

Asking for a quote

Photos help, but a description is a good start. Try to tell us:

  • The problem you’ve noticed
  • Where the job is, and your postcode
  • Any previous sealing or DIY work
  • If it’s domestic, commercial or a hotel

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

Signs you need remedial sealant in Queen's Cross

How a joint is built matters as much as the product. Sealant packed too deep, or stuck to the back of the joint as well as the sides, cannot stretch, and tears at the first real movement. Backing sets the depth and stops that.

Keep an eye out for these signs:

  • Worktop sealant that has shrunk and split
  • Black mould underneath the bead
  • Thick, messy sealant smeared over tiles
  • Decorators’ caulk around a bath or shower

Rented homes near Aberdeen station change hands often, and a joint that keeps failing is best fixed properly while the property is empty.

What to look for in a quote

  • Are they insured?
  • How hidden problems are handled
  • Whether they seal over old material or remove it
  • How long to leave it before use

How to choose a mastic man

What happens if it’s left?

Remedial work takes longer than a straight reseal, but not by much: the work takes a few hours, depending on how many layers have to come out. Compared with chasing the same leak every few months, it’s time well spent. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Queen's Cross, damp can travel a long way before it shows.

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

Why choose Mr Mastic in Queen's Cross

  • White, clear, grey or another colour, product permitting
  • You choose the colour before work begins
  • Fully insured
  • Quality sealants from Arbo and Everbuild

See our cost guide or our reviews.

What we can’t put right

Sealant isn’t the answer to every problem, and we’ll tell you before any work starts. It will not solve:

  • Failed tanking or loose tiles behind the sealant
  • A leaking trap, valve or supply pipe
  • Cracks in the fitting rather than the joint

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly.

Surfaces we seal

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Leaking tray & enclosure joints
  • Expansion joints
  • Botched or over-sealed joints
  • Shrunken worktop sealant

What happens on the day

On the day, we look over the joints with you first. Surfaces next to the work are protected before any work starts. The work generally takes a few hours for most joints, depending on how much old sealant has to come out. Inside a flat in Queen's Cross, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. The failure is looked at first, so we know whether it’s sealant, movement or water from elsewhere.
  2. Each layer is cut out and the residue cleaned off.
  3. We treat any mould and dry the joint thoroughly.
  4. We reseal with a product suited to the joint, backed where needed.
  5. We finish neatly and point out anything that needs another trade.

Getting ready for the visit

  • Mention any parking rules near the property
  • Move anything stored near the joints
  • On commercial sites, let us know about site rules

Queen's Cross homes and their sealant

Queen's Cross is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near Queen's Cross Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Managing a site like Albyn School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
