Remedial sealant in Danestone

How the visit works

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it generally takes a few hours for a typical bath or shower, longer where several layers have been applied. For a tenement in Danestone, work inside your flat is between us and you, while shared parts may need the factor or neighbours to agree. Tell us which applies when you book.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

How to prepare

  • Keep children and pets away from the work area
  • For business premises, tell us about site rules or sign-in
  • Tell us about access, such as stairs, a lift or high-level joints

How we handle remedial sealant in Danestone

In Danestone, as anywhere, remedial jobs tend to look alike: sealant over sealant, mould under the bead, leaks that come back and movement joints that have split. We strip each one back and start from scratch. We’re often asked to deal with sealant applied over old sealant that has lifted and decorators’ caulk around a bath or shower, across expansion joints, failed movement joints and mouldy bath & shower sealant.

Tenement flats are common in all four of Scotland’s big cities, alongside houses and newer flats. With flats above and below, a leak from a tired seal can reach the flat underneath.

Big or small, you get the same 12-month guarantee.

Can I do it myself?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

How to look after the new joints

To keep the joints looking good and working properly:

  • Find out why the sealant failed first
  • Keep the room well ventilated
  • Keep bleach and abrasives off the bead
  • Deal with small splits early

Clean gently: no scraping, scouring pads or harsh chemicals.

Do not keep resealing the same joint. Get the cause found first, or the next bead will go the same way.

Surface by surface

Movement & expansion joints

A sealant stuck to the back of the joint cannot stretch. Backing rod or bond-breaker tape prevents it, so the sealant grips the two sides only.

Mouldy bath & shower sealant

Mould often spreads under the bead as well as through it. We treat the exposed joint once the bead is out.

Danestone questions

Can you help a landlord with a rental near Dyce station?

Yes, rental work is part of what we do. Just email us at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Can a failed shower seal in a tenement flat in Danestone leak into the flat below?

Yes. With flats above and below, a leak from a failed seal rarely stays in one flat. A proper reseal, with all the old sealant cut out, stops it at the source.

Do you offer different sealant colours?

Most of the time, yes. We will tell you which colours the right product comes in and agree one before we start.

Can you quote for more than one area?

Of course. Combining jobs makes good use of the visit.

Is it worth trying it myself?

Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

How much does remedial sealant cost in Danestone?

Size, access and the old material all affect the cost. Call for a quick quote.

Is remedial work guaranteed?

Yes. Our 12-month guarantee covers the work.

Someone sealed over the old bead. Can you fix it?

Yes. Stripping layered sealant takes longer than a normal reseal, but it’s what makes the new bead last.

Remedial sealant in Danestone: local notes

Danestone is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near Danestone Congregational Church, walls and floors in older homes can move, and sealant and grout show it first. Rented homes near Dyce station change hands often, and a joint that keeps failing is best fixed properly while the property is empty. Schools such as Bridge of Don Academy are buildings too, and we reseal washrooms and kitchens in schools and businesses as well as homes.

What affects the quote in Danestone

The price is agreed before any work begins. It’s based on:

  • The number and length of the joints
  • How easy the joints are to reach
  • The old material and how stubborn it is
  • Any mould that needs treating

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Asking for a quote

You don’t need to know the technical terms. Just tell us:

  • The problem you’ve noticed
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • Whether it’s a home or a business

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

What we can’t put right

We will always be straight with you, so here’s what new sealant will not do:

  • Plumbing leaks behind walls or under trays
  • A tray or worktop that needs refixing first
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Joints and surfaces we work on

  • Failed movement joints
  • Shrunken worktop sealant
  • Expansion joints
  • Botched or over-sealed joints
  • Mouldy bath & shower sealant
  • Leaking tray & enclosure joints

Why it’s worth doing now in Danestone

A failed seal rarely means a new bathroom. When the fittings are sound, stripping and resealing the joints is often enough. Where something else has failed, you’ll hear it from us. In a tenement flat in Danestone, a failed seal is rarely just your problem: water can reach the flat below, and gaps in shared walls or fire-stopping affect the whole stair.

The cost depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.
