Remedial sealant in New Aberdeen

Remedial sealant in New Aberdeen

With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We’re ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. Typical jobs include black mould underneath the bead and over-sealed joints coming away, across expansion joints, shrunken worktop sealant and leaking tray & enclosure joints.

From stone-built tenements to new flats and suburban houses, New Aberdeen is in a city with every kind of home. Generally soft Scottish water means less limescale, but steam and poor ventilation still let mould into the sealant and grout.

A 12-month guarantee comes as standard.

When to call us in New Aberdeen

Some joints fail because water is reaching them from behind. A slow leak behind the tiles soaks the joint from the back, so the silicone goes mouldy or lets go.

The problems people normally mention when they call include:

  • Mould trapped under a layer of silicone
  • Over-sealed joints coming away
  • Worktop sealant that has shrunk and split
  • Smears and lumps from a botched reseal

For an older house near a landmark such as St Peter's RC Church and Presbytery, older homes can move a little, which is hard on rigid grout and tired sealant.

Our hiring checklist

What the job involves on each surface

Movement & expansion joints

A movement joint must be able to stretch. Failed sealant is cut out, backing rod or tape is fitted and the joint resealed.

Over-sealed & botched joints

Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and point out any existing damage.

When it is not the sealant

In fairness, there are a few things sealant won’t fix:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Movement from fittings that aren’t supported
  • Water damage behind tiles that needs a tiler

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

What we seal

  • Mouldy bath & shower sealant
  • Failed movement joints
  • Shrunken worktop sealant
  • Botched or over-sealed joints
  • Expansion joints
  • Leaking tray & enclosure joints

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t add new sealant on top of old
  • Act on a lifting corner right away
  • Check ceilings under showers for marks
  • Get the cause of a repeat leak found before resealing

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Don’t keep resealing the same joint. Have someone find out why, or the next bead will go the same way.

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

Landlords, agents and businesses in New Aberdeen

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can go on one quote.

Whether it’s one flat or a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a one-year guarantee.

How the visit works

There is not much for you to do on the day. Show us the job and we will take it from there. The work itself takes a few hours for a typical bath or shower, longer where several layers have been applied from start to finish. Parking in city streets around New Aberdeen can be tight or controlled, so it helps to know about permits or nearby bays. If you’re in a flat, let us know how we get in at the street door.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. Mould is treated and the joint dried.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Let us know about earlier repairs to the joints
  • Let us know about parking restrictions

Your questions about remedial sealant in New Aberdeen

Do you work for landlords with property near Aberdeen station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Can a failed shower seal in a tenement flat in New Aberdeen leak into the flat below?

Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.

Is remedial work guaranteed?

Yes. You get our 12-month guarantee, and we’re ARBOMaster approved.

Do you fix expansion and movement joints?

Yes. The depth is set with backing so the sealant only bonds to the two sides, which lets it stretch.

Is it messy?

No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.

Can you remove old sealant without damaging the bath?

Yes. The old bead is cut and lifted with tools that suit the surface, and the residue is cleaned away. Any existing damage is pointed out before work begins.

Can I add another job to the visit?

Yes. Just list everything you need.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you.
