About bathroom resealing in AB11
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across AB11. We’re fully insured ARBOMaster approved applicators, and every job carries our one-year guarantee. Common call-outs are for water getting behind the bath panel and sealant that has split, shrunk or peeled away, across kitchen worktops & upstands, basins & vanity units and baths.
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes half a day or less for one room, longer when the kitchen is included, and the area is left clean.
- We protect the area and cut out all of the old sealant, including the film left on the tiles.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.

The closest station to Ferryhill is Aberdeen station, about 0.5 miles north-east of the centre. Well-known places in the area include Union Square Aberdeen (0.6 miles north-east) and Aberdeen Castle (1 mile north-east). Not far away are Gallows Hill and Upper Lake.
Where we work in AB11
In AB11, bathroom resealing takes in flats, houses, rentals and businesses, in Ferryhill, New Aberdeen and Torry and well beyond. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.
The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. Sealants for jobs in AB11 are chosen with that in mind. In the coastal parts of AB11, the sea-facing side of a building takes the most weather, so they’re often the first to fail. The right product and careful preparation help it last.
Ferryhill: Rented homes near Aberdeen station change hands often, and fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Managing a site like Ferryhill Primary School? Then we reseal washrooms and kitchens in schools and businesses as well as homes.
When something else is needed
New sealant can’t fix everything, and we will tell you before work begins. Sealant will not put right:
- A leaking waste, trap or valve
- Water getting in through the grout rather than the sealant
- A bath or tray that moves because it is not properly supported
Work for landlords, hotels and businesses
Landlords and letting agents in AB11 can book us as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
Common problems we fix in AB11
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation give mould all the damp it needs, and mould that has grown into the silicone normally won’t clean off.
The problems people normally mention when they call are:
- Gaps where the bath or tray has moved
- Damp behind the bath or under the tray
- Cracked, shrunken or lifting silicone
- Shrunken sealant along the back of a worktop
Why act early?
A clean new bead makes a room look cared for, which matters if you’re letting a property or selling it. A smeared, uneven DIY bead does the opposite.

What affects the cost of bathroom resealing
The quote reflects the job in front of us. We take into account:
- The size of the job
- How much old sealant there is and how hard it is to remove
- Mould in or behind the old joints
- Access and height
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.
What we need to know
You don’t need to know the technical terms. It helps if you can tell us:
- If it’s domestic, commercial or a hotel
- The address or postcode of the job
- A few pictures by email, if you can
- Roughly how big the job is

AB11: your questions answered
How long will the resealing take?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll tell you what we are using.
Do you take out the old sealant first?
Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Where is Mr Mastic based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Will you leave a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Can you work on commercial sites?
Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.
Do you reseal kitchen worktops and sinks too?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
