What commercial & hotel sealant involves

In a hotel or commercial building, failed sealant is a housekeeping problem, a leak risk and a poor first impression. We reseal bathrooms, washrooms, welfare areas and kitchens room by room or floor by floor, and we can arrange early starts or out-of-hours work so the building keeps running.

We work across the South East, London and all of Scotland from our base in Crawley. Every job comes with our one-year guarantee, and we’re fully insured and an ARBOMaster approved applicator.

Problems we put right

  • Mouldy washroom sealant that looks bad to staff and guests
  • Leaks from showers into rooms or ceilings below
  • Sealant failing again soon after cheap repairs
  • Too many rooms to reseal without closing the building
  • Joints that need doing before an inspection or audit

Where we work

  • Hotel bathrooms
  • Office washrooms & kitchens
  • Welfare facilities
  • Student & care accommodation
  • Retail & leisure sites
  • Rental portfolios

How it works

  1. We walk the site with you and agree the rooms, the order and the working hours.
  2. Each room or area is protected and the old sealant cut out completely.
  3. Joints are cleaned, treated for mould and dried.
  4. New sealant suited to each area is applied and tooled: anti-fungal sanitary silicone in wet areas.
  5. Each room is checked and handed back with its cure time, so housekeeping know when it can be used.

Out of hours

We have resealed office welfare facilities early in the morning so they were ready before staff arrived, including shower rooms, a kitchen and an accessible wet room ahead of a health and safety audit. Tell us your hours and we’ll plan the work around them.

Room-by-room programmes

For hotels and accommodation we can work through rooms in batches, so only a few are out of use at any one time.

A real job

At an office on Manor Royal in Crawley, two staff shower rooms, a kitchen and an accessible wet room needed resealing before a health and safety audit. We started early on a Friday, used anti-bacterial silicone throughout and were finished before staff arrived.

Why it’s worth doing now

In a busy building, a failed seal shows up as a guest complaint, a stain on a ceiling or a washroom that never looks clean. Planned resealing keeps rooms in use, stops small leaks becoming repairs, and keeps facilities ready for inspections and audits.

What affects the quote

We don’t publish set prices, because every job is different. Call or email us with a few details and we’ll give you a clear quote before we start. The main things that affect it are:

  • How many joints, rooms, windows or metres of joint there are
  • How much old sealant or grout has to come out, and how many layers
  • Mould, damage or movement that needs dealing with first
  • Access: stairs, height, ladders or work outside
  • The product the joint needs (sanitary, exterior, fire-rated, glazing or sand mastic)
  • For commercial sites, working hours and phasing

What a good quote includes

  • All the old sealant removed, not sealed over
  • The product named for each joint
  • How long the guarantee is and what it covers
  • How long before the area can be used
  • How your home or building will be protected
  • Who is doing the work, and that they’re insured

Aftercare

Ask cleaning teams to use non-abrasive products on sealant and to report any splits or black spots early. Keep extract fans working in washrooms and showers, and build a resealing check into your planned maintenance.
