Different surfaces, different methods
Hotel bathrooms
Early starts or out-of-hours work can be arranged around check-out and check-in, with the order agreed with your team.
Office washrooms & kitchens
A row of basins on a vanity top has a long joint that collects water. We renew it in one tidy, continuous bead.
Commercial sealant in Edinburgh, done properly
We fit the work around your building. We can work room by room, floor by floor or in batches, and early starts or out-of-hours working can be arranged. Typical jobs include leaks from showers into rooms or ceilings below and sealant failing again soon after quick repairs, across office washrooms & kitchens, retail & leisure sites and student & care accommodation.
Hotels, serviced apartments and student accommodation in Scotland’s cities need their bathrooms kept in order between guests, so work in Edinburgh can be planned room by room, and out of hours where needed.
We stand behind the work with a 12-month guarantee.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.
We also work for property managers and facilities teams in Edinburgh. Several sites can be quoted together.
What happens on the day
Most of a good job is in the preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes as long as the scope needs, from one welfare room to a full building. In a city area like Edinburgh, parking may be by permit or pay-and-display, so tell us what’s nearby. If you are in a flat, let us know how we get in at the street door.
- First we visit and agree the scope, the sequence and the working hours.
- Room by room, we protect the area and remove all the old sealant.
- Joints are cleaned, treated for mould and dried.
- New sealant suited to each area is applied and tooled.
- Rooms are checked and returned with a cure time so staff know when to use them.
How to prepare
- Mention any tricky access
- Mention any sign-in or site rules at work premises
- Keep pets and children clear of the area while we work

Advice
Edinburgh: your questions answered
Can you do commercial sealant in Edinburgh?
Yes. Our work covers the whole of Scotland, and Edinburgh is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.
Do you work in hotels near Edinburgh?
Yes, hospitality work, including hotels, is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.
Can you seal over the old sealant?
No. New silicone won’t bond to old silicone, and anything trapped underneath, including mould and water, stays there. We remove it all first.
Can you send RAMS and insurance details for our site?
We are fully insured, and we will go through your site’s requirements with you. We’ll confirm what we can supply when we quote.
Are you an approved applicator?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
What information do you need?
Tell us what needs doing and where, plus photos if you have them. If we need more, we will ask.
Is there a guarantee?
Yes: twelve months. If there’s a problem with our work in that time, tell us and we’ll put it right.
Should I try DIY first?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Keep extractor fans working and serviced
- Ask cleaners to go gently on the silicone
- Schedule work around occupancy
- Get split or lifting joints looked at early
Ask staff to report splits or lifting sealant early. A small gap caught quickly is a short fix, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.
Watch for the warning signs: black spots in the silicone, corners lifting, staining on the ceiling below or a musty smell. Any of these means the joints need attention.
What happens if it’s left?
Replacing a whole washroom takes time, money and several trades. If the fittings are in good order, new sealant is often all it needs. If something else is wrong, we will say so. Scottish rain finds any gap around a frame or wall joint, and in a tall building in Edinburgh, damp can travel a long way before it shows.
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What affects the cost of commercial sealant
There’s no set price list, because jobs vary so much. What we look at:
- Mould in or behind the old joints
- How much old sealant there is and how hard it is to remove
- Any working-time requirements on site
- The number of rooms or windows
The cost depends on the amount of work, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.
Asking for a quote
Photos by email are helpful but not essential. Try to tell us:
- If it’s domestic, commercial or a hotel
- How many joints, rooms or windows are involved
- A few pictures by email, if you can
- If someone has resealed it before
If you’re in Edinburgh and need commercial sealant, email us at info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before we start.
Commercial buildings in Edinburgh
If you run a hotel, guest house or holiday let in a coastal place like Edinburgh, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. There are hotels and other places to stay in and around Edinburgh. For hotels, a room-by-room programme keeps most rooms in use while the work goes on.
For landlords with property near Haymarket station, we can quote for one property or a whole portfolio of rentals. If you look after a church, hall or community building such as St Cuthbert's Church, any kitchen and washrooms need the same sealant care as any other building. Schools such as Tollcross Primary School are buildings too, and washroom and kitchen sealant can be programmed around term times or opening hours.

Honest limits
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Poor ventilation that keeps bringing mould back
- Water damage behind the tiles that needs a tiler or builder
- Water coming from plumbing rather than sealant
If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer.
