How bathroom resealing works in EH12

A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. Typical jobs include sealant that has split, shrunk or peeled away and damp behind the bath or under the tray, on kitchen worktops & upstands, sinks & splashbacks and wet rooms.

Our applicators work methodically: protect, prepare, seal, tidy. Typically it takes half a day or less for one room, longer when the kitchen is included.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

What you will pay

Doing several joints on one visit is normally more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear quote for the lot.

Near you in East Craigs

In East Craigs, that means homes and buildings near Edinburgh and Craigmount High School, among other places. The nearest railway station is Edinburgh Gateway station, about 0.7 miles south-west. A little further out are Craigcrook Castle (1.7 miles east) and Corstorphine Hospital (1.5 miles east). Green spaces nearby include Corstorphine Hill and Dundas Loch.

Where we work in EH12

Homes across EH12 range from older properties to new builds, and in places like West Coates, Dalry and Westfield there’s plenty of rented property too. Bathroom resealing keeps bathrooms and kitchens watertight and looking cared for.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. EH12 is part of the area we cover across Scotland. Parts of EH12 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

East Craigs: Schools such as Craigmount High School are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you let a flat or house near Edinburgh Gateway station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Honest limits

Before you book, it’s worth knowing the limits:

  • Movement from a bath with loose feet or no proper support
  • A tray or bath that is cracked through
  • A leaking waste, trap or valve

How to look after the new joints

To keep the joints looking good and working properly:

  • Give the silicone its full cure time
  • Use gentle cleaners on the silicone
  • Move toiletries away from the joint
  • Dry the bead with a towel now and then

Keep bottles and razors off the sealant line, as they hold water against it. A quick squeegee after showering helps the joint dry.

Watch for the early signs: a corner lifting, a gap behind the bead, a dark line under the silicone or a damp patch on the ceiling below. If you spot one, it’s time to reseal.

Common problems we fix in EH12

The wrong product fails fast. Decorators’ caulk and all-purpose sealants aren’t made for constant wetting, so they stain, crack or go mouldy before long. A bathroom joint needs anti-fungal sanitary silicone.

Look out for these signs:

  • Smears of silicone across the tiles
  • Sealant that has split, shrunk or peeled away
  • Gaps where the bath or tray has moved
  • Shrunken sealant along the back of a worktop

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. The main factors:

  • How easy the joints are to reach
  • The product the joint needs
  • The number and length of the joints
  • How many rooms, windows or areas are involved

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You’ll know the price before we begin.

Asking for a quote

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • Whether it has been sealed before
  • Access, such as stairs, a lift or height
  • Where the property is
  • Pictures of the joints, sent by email

Getting a quote is simple: let us know the job and the location. Photos by email help us understand the job, and we’ll take it from there.

Surface by surface

Shower trays & enclosures

If a tray moves underfoot, new silicone will not last. We check for movement before we reseal, and if the tray needs refixing, we will say so.

Wet rooms

Wet rooms rely on sound joints at floor and wall junctions. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
