Bathroom & kitchen resealing in Carrick Knowe, Edinburgh
Bathroom resealing across Carrick Knowe and nearby, with every bit of old sealant taken out first and a 12-month guarantee.
- Water getting behind the kitchen upstand
- Damp behind the bath or under the tray
- A reseal done over the top of the old bead
What we do, step by step
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes two to three hours for a typical bath, depending on how much old sealant there is. Many homes in Scotland’s cities are tenement flats, reached through a shared close and up a common stair. In Carrick Knowe, it helps to know the floor, the door entry arrangements and the nearest parking.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, usually around 24 hours.
How to prepare

Advice
Bathroom resealing in Carrick Knowe
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. Just as important, it closes the gaps water would otherwise get through. We work on shower trays & enclosures, sinks & splashbacks and wet rooms, and people most often call us about a reseal done over the top of the old bead and cracked, shrunken or lifting silicone.
In Scotland’s cities, including the area around Carrick Knowe, many older flats had their bathrooms added into small rooms later on. Space is tight and ventilation can be poor, which is hard on sealant and grout.
We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Different surfaces, different methods
Baths
Acrylic baths give a little under load, and even steel and cast iron baths settle slightly when full. Filling the bath first allows for that movement.
Wet rooms
A wet room floor and its walls can move independently, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.
Carrick Knowe homes and their sealant
Carrick Knowe is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. There are hotels and other places to stay in and around Carrick Knowe. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.
For an older house near a landmark such as St Anne's Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant. Managing a site like Scotus Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Letting a property close to South Gyle station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Honest limits
Before booking, it’s worth knowing the limits too:
- Cracked or missing grout between tiles (that is regrouting)
- Water coming from the plumbing rather than the joint
- A tray or bath that is cracked through
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.
What we seal

- Kitchen worktops & upstands

What happens if it’s left?
Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Without that preparation, the new bead won’t last. Wind-driven rain gets into any failed joint on the outside of a city building, and in Carrick Knowe, damp can spread through stone and plaster before anyone sees it.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part.

Questions from Carrick Knowe
Do you take on hotel work around Carrick Knowe?
Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.
I’m in a tenement in Carrick Knowe. Could worn sealant affect the flat downstairs?
Yes, and the first sign is often a mark on the ceiling below. A proper reseal, with all the old sealant cut out, stops it at the source.
Do you take out the old sealant first?
Yes. We cut out all the old sealant and clean the joint before applying anything new.
Do you come to Carrick Knowe?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland.
I’m a tenant. Can you help?
Yes. Check with your landlord; we can send the quote to them too.
How long does it take to reseal a bath or shower?
That depends on the number of joints and the state of the old sealant. For most single baths or showers, allow a couple of hours.
When can I use the bath or shower again?
Silicone is touch-dry quite quickly, but it takes longer to cure. Leave it around 24 hours before it gets wet, or follow the cure time we give you.
Can I add another job to the visit?
Yes. Several rooms, windows or areas can go on one quote.
DIY sealant or a professional job?
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.
