Our bathroom resealing service in EH11

A reseal only lasts if the joint is properly prepared. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. New silicone goes on only when the joint is fully dry. Typical jobs include failed sealant on the screen profile and black mould in the silicone that won’t clean off, on wet rooms, sinks & splashbacks and basins & vanity units.

When we arrive, we look over the joints with you first, so you know exactly what we’re doing. Surfaces next to the work are protected before any work begins. Most jobs take a morning or an afternoon for most single baths and showers.

  1. We protect the area and cut out all of the old sealant.
  2. Next, the joint is cleaned and any mould is treated.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
  5. We tidy up and give you the cure time, generally around 24 hours.

What you will pay

The cost reflects the work involved, not a rough estimate. That’s why we ask about the job first and agree the price before starting.

Where we work in EH11

Our bathroom resealing work across EH11 covers homes, rentals and businesses, from West End, West Coates and Merchiston to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

We work across all of Scotland, from the cities to the islands, and EH11 is part of that. Longer journeys are planned in advance, and outdoor work around the weather. EH11 includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

West Coates: For site and facilities teams at buildings such as St Mary's Music School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. Letting a property close to Haymarket station? Then fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.

Leave it or put it right?

A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair.

What your quote should include

  • How hidden problems are handled
  • Which colour the sealant will be
  • What the quote includes, VAT included or not
  • How the joint is cleaned and prepared

Quotes for bathroom resealing in EH11

For a quick quote, just ask. What matters most is:

  • The amount of work
  • Working hours on commercial sites
  • How many areas need sealing
  • Mould in or behind the old joints

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.

Helping us quote

Photos by email are helpful but not essential. Please mention:

  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, send an email to info@mrmastic.co.uk.

Landlord and commercial work in EH11

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements.

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Run the extractor fan during and after every shower
  • Clean with a mild bathroom cleaner and a soft cloth
  • Let new sealant cure fully before it gets wet
  • Keep scourers and sharp tools away from the bead

Do not stand bottles along the bead, because they trap water against the silicone. A quick squeegee after showering helps the joint dry.

A few black dots in the silicone soon become a black line. When it has grown right through, it rarely cleans out. Catching it early keeps it a simple reseal.

What sealant work cannot fix

It helps to know what we cannot do too:

  • A tray that rocks until it’s re-bedded
  • Cracks in the tray itself rather than the joint
  • Failed grout lines across the wall

EH11 questions

Do you work in EH11?

Yes. We work in EH11, as part of our work across South East England, London and Scotland. To book, email us at info@mrmastic.co.uk.

Can you work on commercial sites?

Yes. Commercial and hotel work is a large part of what we do, as well as homes. We can talk about working times when we quote.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Are you fully insured?

Yes, we’re fully insured.

Do you take out the old sealant first?

Yes. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

Can tenants book the work?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

What do you need from me for a quote?

Let us know what needs doing and where, with pictures by email if possible. We will ask anything else we need to know.
