Bathroom resealing across EH6: what to expect
A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. Typical jobs include mouldy sealant that has gone black and leaks into the floor or ceiling below, across shower trays & enclosures, sinks & splashbacks and baths.
Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes a couple of hours for a single bath or shower and we leave things clean and tidy.
- First the area is protected and every bit of old sealant removed.
- Next, the joint is cleaned and any mould is treated.
- The joint is left to dry, and baths are filled with water first.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
What you will pay
Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What you get with us
- More than 20 years in sealant work
- Colour picked to suit the job
- We are fully insured
- An ARBOMaster approved applicator

Bathrooms and kitchens across EH6
Our bathroom resealing work across EH6 covers homes, rentals and businesses, from Leith, Bonnington and Pilrig to the quieter places in between. Wherever the job is, all the old material comes out before anything new goes in.
Homes in Scotland come with their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including EH6. Along the coast in EH6, window and wall joints facing the sea take the brunt of the weather, so they’re often the first to fail. The right product and careful preparation help it last.
Leith: For landlords with property near Edinburgh Waverley station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Schools such as Leith School of Art are buildings too, and its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
What happens if it’s left?
A clean new bead makes a room look cared for, which matters if you are letting a property or selling it. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later.
What your quote should include
- Whether they’re fully insured
- What product goes in the joint
- How the colour is chosen
- How much experience the applicator has
Work for landlords, hotels and businesses
Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. Several properties can be quoted together.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Use gentle cleaners on the silicone
- Dry worktop joints after washing up
- Avoid abrasive pads on the sealant
- Do not let bottles sit on the bead
Give the silicone time to cure before it gets wet, which is usually around 24 hours. After that, a quick wipe after showering helps keep it clean.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.
Different surfaces, different methods
Sinks & splashbacks
The edge of an inset sink is a common place for water to get under the worktop. Where the sealant around the visible edge has failed, we renew it.
Baths
The long joint down the side of a bath is where most leaks start, especially under a shower. We finish it with a single, even bead of anti-fungal silicone.
Common problems we fix in EH6
Silicone needs a clean, dry surface without any grease to stick to. Traces of soap, bath oil and old sealant stop it gripping, so a rushed job can start to lift early.
Most people get in touch after spotting one of these:
- Smears of silicone across the tiles
- Gaps where the bath or tray has moved
- Water escaping at the shower enclosure
- Mouldy sealant that has gone black
Your questions about bathroom resealing in EH6
Do you work in EH6?
We do. EH6 is part of the area we cover, and the service is the same as everywhere else.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
Do you have insurance?
Yes. We’re fully insured.
Do I have to be there?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Will you leave a mess?
Very little: the area around the joints is protected first, and we tidy up before we go.
Do the sealants smell?
That depends on the sealant. Some products have a noticeable smell, others very little.
Do you do kitchens as well as bathrooms?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
