Bathroom resealing across EH10: what to expect

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. We work on kitchen worktops & upstands, baths and basins & vanity units, and the jobs we see most are a reseal done over the top of the old bead and a bead that has pulled away from the tiles.

There isn’t much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes half a day or less for one room, longer when the kitchen is included.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. The joint is cleaned, degreased and treated for mould.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, generally around 24 hours.

Where we work in EH10

From Merchiston, Shandon and Burghmuirhead to its smaller places, homes across EH10 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere. Sealants for jobs in EH10 are chosen with that in mind. Along the coast in EH10, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout.

Merchiston: For site and facilities teams at buildings such as Boroughmuir High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. For an older house near a landmark such as Christ Church, older homes can move a little, which is hard on rigid grout and tired sealant.

DIY versus a professional finish

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

For landlords and businesses

From a single let to a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

We regularly work with letting and managing agents. Tell us the address, the job and how access works.

What we are called out for in EH10

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, so its life depends on how the room is used, cleaned and aired.

These are the problems we’re asked about most:

  • A reseal done over the top of the old bead
  • A messy, uneven bead from a previous reseal
  • Leaks into the floor or ceiling below
  • Sealant that has split, shrunk or peeled away

What affects the cost of bathroom resealing

The price is agreed before any work begins. It takes into account:

  • The number and length of the joints
  • How easy the joints are to reach
  • When we can work, for business premises
  • Whether there’s mould to deal with

Combining jobs into one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

Asking for a quote

What to tell us when you ask for a quote:

  • The type of property
  • If someone has resealed it before
  • A few photos by email, if you can
  • What’s wrong with the joints now

Want a quote for bathroom resealing? Please drop us a line at info@mrmastic.co.uk with a few details. You’ll know what we plan to do, and what it will cost, before any work begins.

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Give the silicone its full cure time
  • Keep the fan on for a while after bathing
  • Never pick at the silicone with a blade
  • Dry the bead with a towel now and then

Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. Resealing before that happens protects the worktop.

Common questions in EH10

Do you reseal kitchen worktops and sinks too?

Yes. We reseal worktop upstands, sinks and splashbacks, with a sealant suited to kitchens, colour-matched where it shows.

Do you work for hotels and businesses?

Yes. Commercial and hotel work is a large part of what we do. Working times can be discussed when we quote.

Do you cover EH10?

Yes. We cover EH10 and the rest of Edinburgh, as part of our work across South East England, London and Scotland. To book, send an email to info@mrmastic.co.uk.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. The old joint is stripped, cleaned and resealed from scratch.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover EH10, along with the rest of our area.

Will the old sealant be removed?

Always. Sealing over old sealant is the main reason resealing fails early, and it’s something we never do.

What information do you need?

Let us know what needs doing and where, plus pictures if you have them. We will ask anything else we need to know.
