Bathroom resealing in Swanston
The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, after which the joint is degreased and any mould treated. New silicone goes on only when the joint is fully dry. If you have gaps between the worktop and the wall and damp behind the bath or under the tray, we can put it right.
A bathroom in a place like Swanston gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
There’s a 12-month guarantee on every job, large or small.

What happens if it’s left?
Sorting it now is quick: the work takes two to three hours for a typical bath, depending on how much old sealant there is. Wait for a leak and you may be looking at panels off, drying out and redecorating too. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Keeping the joints in good condition
To keep the joints looking good and working properly:
- Wipe up water along the back of the worktop
- Clean with a mild bathroom cleaner and a soft cloth
- Let new sealant cure fully before it gets wet
- Look for lifting corners and small gaps now and then
Good ventilation does more than any cleaner. Run the extractor fan during and after a shower, so the silicone gets a chance to dry.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

Wet rooms
Not every wet room leak is a sealant problem. We check the joints and say so if the fault looks to be elsewhere.
Basins & vanity units
Basin joints are short and close to eye level: so we keep the line tidy and even, finished in a colour that suits the basin.
Common questions in Swanston
I let a flat near Slateford station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Can you do bathroom resealing in Swanston?

Which products do you use?
The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
What should I tell you?
Only a few details: where it is, what you’ve noticed and how we reach it. Then email us at info@mrmastic.co.uk.
How long will the resealing take?
It takes a couple of hours for a single bath or shower. We’ll confirm how long your job needs when we quote.
Does someone need to be in?
That depends on where the joints are. For work indoors, someone needs to let us in.

What bathroom resealing looks like in Swanston
Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
If you live in an older home near Fairmilehead Church, walls and floors in older homes can move, and sealant and grout show it first. Letting a property close to Slateford station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What sealant work can’t fix
Before booking, it’s worth knowing the limits too:
- A cracked shower tray or bath (that needs repair or replacement)
- Water getting in through the grout rather than the sealant
- A bath or tray that moves because it isn’t properly supported
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

When to call us in Swanston
Sealing over old silicone is one of the commonest mistakes we find. New silicone won’t bond to old silicone, so it peels, leaks and hides mould behind it.
These are the problems we are asked about most:
- Splits where the tray meets the wall
- A messy, uneven bead from a previous reseal
- Mouldy sealant that has gone black
- New sealant laid over old sealant that is now lifting
If you look after a building such as Firrhill High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

The process
At the end, we look at the finished work together and tell you how long to leave it. The visit itself normally takes half a day or less for one room, longer when the kitchen is included, depending on how much there is to do. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, normally around 24 hours.
How to prepare
- Tell us about any water getting in
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
