About bathroom resealing in Edinburgh
Homes in Edinburgh have the same weak spots as anywhere else: the long edge of the bath, the base of the shower tray, the back of the basin and the line along the worktop. Every joint is cut out, cleaned and left dry before it’s resealed. Typical jobs include black mould in the silicone that won’t clean off and water getting behind the bath panel, across baths, shower trays & enclosures and kitchen worktops & upstands.
We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a couple of hours for a single bath or shower.
- We look at every joint first and check for movement or leaks.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- When the joint is dry, and a bath has been filled with water, the new silicone goes on.
- The bead is tooled smooth and you are told the cure time, normally around 24 hours.
Pricing in Edinburgh
What it costs depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before any work starts.

Bathroom resealing across Edinburgh: local notes
Across Edinburgh, from Leith, Bonnington and Greenside outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Our work covers the whole of Scotland, Edinburgh included. Journeys are planned ahead, and outside jobs are booked around the forecast. In the coastal parts of Edinburgh, the sea-facing side of a building takes the most weather, and that’s where sealant usually gives up first. The right product and careful preparation help it last.
Edinburgh: For site and facilities teams at buildings such as Tollcross Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s. In the older streets around St Cuthbert's Church, walls and floors in older homes can move, and sealant and grout show it first.
Different surfaces, different methods
Sinks & splashbacks
Next to the sink, the sealant has to cope with constant water, including a food-safe sealant where that’s needed. The joint is laid neatly so it’s easy to wipe.
Kitchen worktops & upstands
Water behind a laminate worktop can make the edge swell. A sound joint along the back edge stops that.
Honest limits
To be straight with you, there are a few things sealant will not fix:
- Tiles that have come away from the wall
- Cracked or missing grout between tiles (that’s regrouting)
- Water coming from the plumbing rather than the joint
Leave it or put it right?
Tired sealant is not a reason to replace a bath or shower. Replacing the joint is generally all it takes, provided the bath, tray and tiles are in good order. If we find a deeper problem, you will hear it from us.

- Is VAT in the price?
- Is the old sealant removed completely?
- Who turns up on the day
- How long to leave it before use
Work for landlords, hotels and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.
Looking after it afterwards
To keep the joints looking good and working properly:
- Dry the bead with a towel now and then
- Move toiletries away from the joint
- Look for lifting corners and small gaps now and then
- Avoid abrasive pads on the sealant
Check the sealant now and then. A small split or a corner lifting is easy to spot, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
A failed kitchen joint is easy to miss. Splashes run behind the back edge and soak into the worktop, and the board underneath can swell. Resealing before that happens protects the worktop.
FAQs for Edinburgh
Is it OK to put new sealant on top of the old bead?
No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.
Do you have insurance?
Yes. We’re fully insured, and we can confirm the details when we quote.
How much does bathroom resealing cost in Edinburgh?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Which products do you use?
We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.
Do the sealants smell?
There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.
What information do you need?
Where the job is, what the problem is and roughly how big it is. Photos by email help too.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses, and we are fully insured.
