Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

About our bathroom resealing in Newbridge

A fresh bead of silicone changes how a bathroom looks more than most people expect. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. It also seals the gaps that let water behind the bath. Typical jobs include gaps between the worktop and the wall and leaks into the floor or ceiling below, on wet rooms, kitchen worktops & upstands and baths.

In and around a place like Newbridge, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are usually the first signs.

We stand behind the work with a 12-month guarantee.

Quotes for bathroom resealing in Newbridge

For a quick quote, just ask. What matters most is:

  • The number and length of the joints
  • How much old sealant there is and how hard it is to remove
  • Mould in or behind the old joints
  • The type of sealant required

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

Helping us quote

Photos help, but a description is a good start. Please mention:

  • A few photos by email, if you can
  • How we’d reach the joints
  • Roughly how big the job is
  • The problem you’ve noticed

Your questions about bathroom resealing in Newbridge

Do you work for landlords with property near Edinburgh Gateway station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Do you cover smaller places like Newbridge?

Yes, Newbridge is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

When can I use the bath or shower again?

After around 24 hours in most cases. We will tell you the cure time for the product we used.

What do you need from me for a quote?

Let us know what needs doing and where. If we need more, we’ll ask.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice.

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us.

Do you do kitchens as well as bathrooms?

Yes. Where it’s needed by the sink, we use a food-safe sealant.

The process

We work through the job in order: protect, prepare, seal, tidy. Typically it takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen and we leave things clean and tidy. Outdoor work around Newbridge depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We protect the area and cut out all of the old sealant.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

How to prepare

  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises
  • For indoor joints, keep the area dry beforehand if you can

Bathrooms and kitchens in Newbridge

Edinburgh has a lot of tenement flats, in the Old and New Towns and well beyond, and in a tenement, a leaking seal can reach the neighbours below. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For landlords with property near Edinburgh Gateway station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Clifton Hall School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Work for landlords, hotels and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.

How to look after the new joints

Aftercare is simple, and it makes a real difference:

  • Wait for the cure time we give you
  • Do not leave water standing on kitchen joints
  • Squeegee the walls and tray after use
  • Keep bottles off the sealant line

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Don’t wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and renewing it as soon as it fails protects everything around it.

What we’re called out for in Newbridge

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, while a poorly supported tray can shift underfoot. Over time the joint tears or pulls away from the tile.

Any of these means the joints need attention:

  • Gaps where the bath or tray has moved
  • Black mould in the silicone that will not clean off
  • A reseal done over the top of the old bead
  • Water escaping at the shower enclosure

For an older house near a landmark such as Kirkliston Parish Church, walls and floors in older homes can move, and sealant and grout show it first.

Before booking anyone

  • How the joint is cleaned and prepared

Why it’s worth doing now in Newbridge

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.
