How the job changes by surface

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. We renew it in clear, white or a matched colour.

Shower trays & enclosures

There are usually two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so each is cut out and renewed with anti-fungal sanitary silicone.

Bathroom resealing for homes and businesses in Linburn

A bead that has gone black, split or come away shouldn’t be left until there’s a leak. Just send an email to info@mrmastic.co.uk with a photo of the joints, and you will get a clear quote for bathroom resealing in Linburn. If you have black mould in the silicone that won’t clean off and a reseal done over the top of the old bead, we can help, whatever the surface.

Bathrooms in smaller places like Linburn work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

There’s a 12-month guarantee on every job, whatever its size.

Why it’s worth doing now in Linburn

The difference in a professional reseal is mostly what you do not see: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

What you pay reflects the work, not guesswork. That’s why we ask about the job first and give you a clear quote before we start.

What bathroom resealing looks like in Linburn

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

Around Linburn, as everywhere, bathroom resealing is only as good as the preparation behind it. For landlords with property near Kirknewton station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

What we cannot put right

New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:

  • Water coming from the plumbing rather than the joint
  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Kitchen worktops & upstands
  • Shower trays & enclosures
  • Sinks & splashbacks
  • Baths
  • Basins & vanity units
  • Wet rooms

DIY sealant or a professional job?

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The process

We bring everything the job needs with us. Once we have agreed what’s being done, we protect the area and start. It normally takes around two hours for one bath or shower, longer for a whole bathroom. For a place like Linburn, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive
  • Keep children and pets away from the work area

Advice

Quotes for bathroom resealing in Linburn

Some jobs are bigger than they look, and some smaller. The main factors:

  • Access and height
  • The size of the job
  • Whether old sealant or filler has to be cut out
  • Working hours on commercial sites

What it costs depends on how much there is to do, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before any work starts.

What we need to know

To help us quote quickly, let us know:

  • The problem you’ve noticed
  • The address or postcode of the job
  • Roughly how big the job is
  • If it’s domestic, commercial or a hotel

Linburn questions

Can you help a landlord with a rental near Kirknewton station?

Yes, we work for letting agents and landlords. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.

Will you come out to Linburn?

Yes, Linburn is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme.

How do I get a quote for bathroom resealing in Linburn?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

Do you do kitchens as well as bathrooms?

Yes. The old sealant is cut out and the joint degreased, because cooking grease stops silicone sticking, then we reseal in a colour to suit.

Is it messy?

Very little: the area around the joints is protected first, and we tidy up before we go.

How long does it take to reseal a bath or shower?

It takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. We’ll confirm how long your job needs when we quote.

Can mouldy silicone be sorted out?

Yes. We strip the bead, treat the joint and lay new anti-fungal silicone.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Do not let bottles sit on the bead
  • Use gentle cleaners on the silicone
  • Never pick at the silicone with a blade
  • Let new sealant cure fully before it gets wet

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning normally won’t remove it, and nearby grout often goes the same way. Replacing the sealant early keeps the job small.
