Bathroom & kitchen resealing in Calderwood, West Lothian
Problem with your baths, showers and worktops in Calderwood? We remove the old material, prepare the joints and seal them properly.
- Water escaping at the shower enclosure
- New sealant laid over old sealant that is now lifting
- Damp behind the bath or under the tray
How we handle bathroom resealing in Calderwood
Sealant that’s mouldy, cracked or peeling is worth sorting before it lets water through. Just email us at info@mrmastic.co.uk with a photo of the joints, and we will send you a clear quote for bathroom resealing in Calderwood. If you have a joint torn by a bath that flexes and cracked, shrunken or lifting silicone, we can help, on baths, wet rooms and shower trays & enclosures alike.
Bathrooms in smaller places like Calderwood work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Whatever the size of the job, it’s backed by our 12-month guarantee.

What happens on the day
Good joint work is mostly preparation, so that’s where we spend the time. Joints are cleaned back and dried before anything new goes in. In total, it generally takes around two hours for one bath or shower, longer for a whole bathroom. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- The bead is tooled smooth and you’re told the cure time, usually around 24 hours.
Preparing for the visit
- Plan for the work area to be out of bounds to pets and children
- Mention any parking rules near the property
- Try not to wet indoor joints just before the visit

Questions from Calderwood
I let a flat near Kirknewton station. Can you help?
Yes, we work for landlords and agents. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.
Do you cover smaller places like Calderwood?
Yes, Calderwood is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
What do you put in the joint?
Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.
How long does the new silicone need before I use the shower?
We give you the cure time before we leave, and it’s normally around 24 hours. Using it sooner can damage the bead.
Can you reseal around my kitchen sink and worktop?
Yes. We reseal worktop upstands, sinks and splashbacks, in a kitchen-suitable sealant, matched to the worktop where it’s on show.
Is the work guaranteed?
Yes, for 12 months. Good ventilation and gentle cleaning help it last.
Where do you work from?
Mr Mastic is based in Crawley. We cover Calderwood and the rest of West Lothian, along with the rest of our area.
Is it OK to put new sealant on top of the old bead?
No. Fresh silicone cannot stick to the old bead, so it peels away and hides mould and water. All the old sealant comes out first.
Honest limits
A few problems are outside what sealant work can do:
- A tray or bath that is cracked through
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- A tray that rocks until it’s re-bedded
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
When to call us in Calderwood
Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it peels, leaks and hides mould behind it.
If you can see any of these, it’s time to have the joints looked at:
- Water escaping at the shower enclosure
- New sealant laid over old sealant that is now lifting
- Leaks into the floor or ceiling below
- Smears of silicone across the tiles

What bathroom resealing looks like in Calderwood
Calderwood has hotels and guest accommodation nearby. Hotel bathrooms are part of our work as well as homes, and can be done room by room. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that does not dry out.
Managing a site like Our Lady's High School? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface
Wet rooms
If a wet room leaks, the cause may be the tanking or the drain rather than the joints. We reseal the joints and will tell you if the water seems to be coming from somewhere else.
Basins & vanity units
Basins take less water than showers, but the joint behind them is splashed every day. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.
What happens if it’s left?
Bleach and mould sprays may lighten black marks for a while, but mould that has grown into the sealant tends to return. Cutting it out and resealing with anti-fungal silicone is the fix that lasts. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint normally makes the job bigger, not smaller. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
