Sand mastic for Calderwood homes and businesses

Sand mastic for homes and businesses in Calderwood

Our applicators renew the sand mastic around sash and case windows and doors in stone and brick. The old mastic is raked out, and new mastic is applied and shaped by hand. We are often asked to deal with cracked mastic round a front door frame and a silicone bead on a sash window that spoils the look, on tenement windows, stone surrounds and period & listed homes.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Frames and glazing around Calderwood

With historic houses such as Howden House (about 2.8 miles west) nearby, there’s older building stock in the area around Calderwood as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Howden House, about 2.8 miles west, is one of the historic houses in the wider area around Calderwood. If you look after a building such as Our Lady's High School, its window and door frames need their mastic kept sound, just like a home’s.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

What we cannot put right

We’d rather tell you now than do work that will not last, so here’s what sealant cannot put right:

  • Crumbling stone or brickwork round the window
  • Sashes that need overhauling
  • Putty and glazing repairs

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

Surfaces we seal

  • Stone surrounds
  • Brick reveals
  • Tenement windows
  • Period & listed homes
  • Sash and case windows
  • Timber door frames

What we do, step by step

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a single window, longer for several. Outdoor work around Calderwood depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by checking each surround and agreeing the joints to renew.
  2. The loose and crumbling mastic is raked out and the joint cleaned.
  3. Deep voids are packed so the mastic is the right thickness.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. We dress the surface so it sits neatly against the masonry.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about access, such as stairs, a lift or high-level joints
  • Try not to wet indoor joints just before the visit

Different surfaces, different methods

Tenement and terrace windows

Where a building is shared, window work may involve neighbours so it’s worth checking responsibilities.

Stone surrounds

Stone openings are rarely perfectly straight, so the gap is not the same all the way round. We shape it by hand to follow the stone.

For landlords and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

I let a flat near Kirknewton station. Can you help?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then email us at info@mrmastic.co.uk.

Do you work for hotels and businesses?

Yes. We’ve worked for hotels, offices and other businesses.

Is it possible to take out silicone and use sand mastic instead?

Yes. The silicone is cut out and the joint cleaned before the sand mastic goes in.

Should I check with the council before work on a listed or conservation-area home?

Your local planning authority is the one to ask. They decide whether consent is needed.

Can you match the sealant colour?

Most of the time, yes. We will explain which colours are available and agree one before work begins.

Should I use sand mastic or silicone?

For period timber windows in stone or brick, sand mastic is often the better fit. On modern frames, we’d normally use a flexible sealant.

Why deal with it now?

Gaps round a sash window let in rain and draughts. Left, water can reach the timber and the wall, so dealing with it now protects both. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first.
