Bathroom resealing in EH53: how it works

Before a bath is sealed, it’s filled with water. A full bath sits slightly lower than an empty one, so the new joint isn’t pulled apart the first time it’s used. Quick jobs often leave it out, and it makes a real difference. We work on basins & vanity units, wet rooms and shower trays & enclosures, and common reasons people get in touch are failed sealant on the screen profile and water getting behind the kitchen upstand.

You don’t need to clear the whole room or building, only the area right around the joints. We protect the rest, and the job takes a couple of hours for a single bath or shower in most cases.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, normally around 24 hours.

Bathroom resealing across EH53: local notes

Across EH53, from Livingston, East Calder and Calderwood outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scottish weather is hard on outside joints, especially in the wetter west, while generally soft water means less limescale indoors but no less mould. Sealants for jobs in EH53 are chosen with that in mind.

East Calder: In and around East Calder, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. Rented homes near Kirknewton station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Different surfaces, different methods

Basins & vanity units

The back of a basin gets wet every time someone washes. Corners behind basins are where mould tends to start, and we treat it exactly as we would a bath.

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Signs you need bathroom resealing

Sealant laid on a damp, dusty or greasy joint never bonds properly. Soap residue, oils and leftover silicone film all get in the way, so a rushed job can start to lift early.

The problems people usually mention when they call include:

  • Damp behind the bath or under the tray
  • Water getting behind the kitchen upstand
  • Mouldy sealant that has gone black
  • Lumpy, uneven sealant from a DIY attempt

Looking after it afterwards

Looking after new joints is easy:

  • Wait for the cure time we give you
  • Move toiletries away from the joint
  • Open a window or run the fan so the room dries
  • Dry the bead with a towel now and then

Wipe up standing water along the worktop joint and keep hot pans away from the silicone. The drier the joint stays, the longer it lasts.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

What happens if it’s left?

Most of the work in a good reseal happens before any silicone goes on: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Skip those steps and even the best silicone fails early.

What your quote should include

  • Is VAT in the price?
  • Whether they seal over old material or remove it
  • How the surfaces are prepared before sealing
  • Which sealant they’ll use, and why

EH53 questions

Are you ARBOMaster approved?

Yes. We are an ARBOMaster approved applicator.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs.

How long does a bath or shower reseal take?

A single bath or shower takes about a couple of hours, including cutting out the old sealant. A whole bathroom plus the kitchen may take most of the day.

Can you get rid of the black mould in my sealant?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Do you work for letting agents?

Yes. We work in homes, commercial premises and hotels, and we are fully insured.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We will tell you what we’re using and why.
