How we handle bathroom resealing in Uphall Station

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on shower trays & enclosures, wet rooms and basins & vanity units, and people most often call us about black mould in the silicone that won’t clean off and shrunken sealant along the back of a worktop.

In and around a place like Uphall Station, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

Big or small, you get the same one-year guarantee in Uphall Station and across West Lothian.

The process

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes two to three hours for a typical bath, depending on how much old sealant there is from start to finish. Somewhere like Uphall Station may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint first and check for movement or leaks.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. We tool the bead to a neat finish and give you the cure time, generally around 24 hours.

How to prepare

  • Keep children and pets away from the work area
  • Tell us if parking is tricky
  • For indoor joints, keep the area dry beforehand if you can

Surface by surface

Shower trays & enclosures

Water often gets past the wall profile of a shower enclosure. It’s resealed along with the tray joints, following the enclosure maker’s guidance on which side to seal.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

Looking after it afterwards

Joint life depends on how it’s used and looked after. We suggest:

  • Keep scourers and sharp tools away from the bead
  • Run the extractor fan during and after every shower
  • Stick to a soft cloth and a mild cleaner
  • Wipe up water along the back of the worktop

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the bead dries out between uses.

A failed kitchen joint is easy to miss. Water gets behind the upstand and into the edge of a laminate worktop, and the board underneath can swell. Resealing before that happens protects the worktop.

What bathroom resealing looks like in Uphall Station

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Uphall Station has hotels and guest accommodation nearby. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In the older streets around Uphall Church And Burial-ground, walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Livingston North station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Signs you need bathroom resealing in Uphall Station

Sealing over old silicone is one of the commonest mistakes we find. Fresh silicone cannot grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

It’s worth asking for a quote if you see:

  • A bead that has pulled away from the tiles
  • A joint torn by a bath that flexes
  • Damp behind the bath or under the tray
  • Shrunken sealant along the back of a worktop

For site and facilities teams at buildings such as Our Lady's High School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

  • How long the guarantee is
  • Whether they seal over old material or remove it
  • Whether they’re fully insured

Choosing a sealant specialist

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance that we can handle for you.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.

  • Access and height

Uphall Station questions

Will you come out to Uphall Station?

Yes, Uphall Station is covered. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you help a landlord with a rental near Livingston North station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Will there be a smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Do you reseal kitchen worktops and sinks too?

Yes. Worktops, sinks and splashbacks are all part of the job, with a sealant suited to kitchens, colour-matched where it shows.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

Will the old sealant be removed?

Yes. Sealing over the old bead is the commonest cause of early failure, so we never do it.

What information do you need?

Just the basics: the address or postcode, what’s wrong and any access issues. After that, simply send an email to info@mrmastic.co.uk.

Can I do it myself?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
