What the job involves on each surface

Basins & vanity units

Basins take less water than showers, but the joint behind them is splashed every day. Old sealant there often goes black at the corners, and we treat it exactly as we would a bath.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Bathroom resealing for homes and businesses in Uphall

It is not only bathrooms. Worktop upstands, sink edges and splashback joints all take splashes every day, and water behind a laminate worktop can make it swell. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We work on wet rooms, shower trays & enclosures and basins & vanity units, and people most often call us about lumpy, uneven sealant from a DIY attempt and leaks into the floor or ceiling below.

For a place like Uphall, the job is the same as anywhere: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

We stand behind the work with a one-year guarantee, so you’re covered after we have gone.

Common questions in Uphall

Will you come out to Uphall?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Uphall station?

Yes, landlords and agents are among the people we work for, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We’ll tell you what we are using and why.

Is there any odour?

There can be a smell while the sealant cures. Opening a window helps.

Will it make a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Can you reseal around my kitchen sink and worktop?

Yes. Kitchen joints get extra degreasing before the new bead goes on, then we reseal in a colour to suit.

How long does a bath or shower reseal take?

One bath or shower is around two hours’ work, old sealant removal included. A whole bathroom plus the kitchen may take most of the day.

Can mouldy silicone be sorted out?

Yes. Mould inside the bead rarely cleans out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.

What affects the quote in Uphall

There’s no set price list, because no two jobs are the same. The quote depends on:

  • The size of the job
  • When we can work, for business premises
  • How much old sealant there is and how hard it is to remove
  • The type of sealant required

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please send an email to info@mrmastic.co.uk.

Asking for a quote

There’s no need for technical detail. Just tell us:

  • Photos by email, if that’s easy
  • Any previous sealing or DIY work
  • The address or postcode of the job
  • Roughly how big the job is

For bathroom resealing in Uphall, send an email to info@mrmastic.co.uk. A short description of the job and where it is helps us quote, and you’ll get a clear quote before work begins.

How it works

There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the job takes a morning or an afternoon for most single baths and showers for a typical job. Around Uphall, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. Next, the joint is cleaned and any mould is treated.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, generally around 24 hours.

How to prepare

  • Mention any tricky access
  • Keep pets and children clear of the area while we work
  • Mention any leaks or damp you’ve noticed

Advice

Bathrooms and kitchens in Uphall

In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

Rented homes near Uphall station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets. Managing a site like Broxburn Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. If you live in an older home near Uphall Church And Burial-ground, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Leave it or put it right?

A quick bead over the top of the old one might look better for a while, but it won’t bond. Water creeps under it and mould follows, so the next person has twice as much to remove. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before work begins.

Should I try it myself first?

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Keeping the joints in good condition

After the cure time, these simple habits help:

  • Move toiletries away from the joint
  • Keep scourers and sharp tools away from the bead
  • Look for lifting corners and small gaps now and then
  • Give the silicone its full cure time

Treat the new bead gently when you clean: a mild bathroom cleaner and a soft cloth is enough. Scourers and blades can nick the surface, because a damaged bead gives mould a foothold.

Small signs come before a leak: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.
