Bathroom resealing in East Calder
A fresh bead of silicone changes how a bathroom looks more than most people expect. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We work on baths, wet rooms and kitchen worktops & upstands, and the jobs we see most are new sealant laid over old sealant that is now lifting and water escaping at the shower enclosure.
For a place like East Calder, the job is the same as anywhere: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
You’re covered for a year from the day we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

How we quote for bathroom resealing
Your quote is based on your job. We look at:
- How much there is to do
- How easy the joints are to reach
- The old material and how stubborn it is
- Any working-time requirements on site
What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear quote before work begins.
What to tell us for a quote
Photos help, but a description is a good start. Please mention:
- Photos by email, if that’s easy
- Whether it’s a home or a business
- Any previous sealing or DIY work
- The address or postcode of the job
To get a quote, send an email to info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You’ll have a clear quote before we start.
For landlords and businesses
In hotels, rooms out of use cost money, so we plan the work room by room around your bookings where we can. Hotel work is part of what we do, alongside homes and businesses.
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
Questions from East Calder
Do you take on hotel work around East Calder?
Yes, we work for hotels as well as homes and businesses. Rooms can be done a few at a time, so the building stays open.
Can you help a landlord with a rental near Kirknewton station?
Yes, we work for letting agents and landlords. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we’ll give you a clear quote.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.
Will you leave a mess?
Tidy work is part of the job. Nearby surfaces are protected, and the area is left clean when we finish.
Are you fully insured?
Yes. We are fully insured for domestic and commercial work.
How long does a bath or shower reseal take?
Allow half a day or less for one room, longer when the kitchen is included. We’ll confirm how long your job needs when we quote.
Can mouldy silicone be sorted out?
Yes. Once mould has grown into the silicone, it generally can’t be cleaned out for good, so we cut it out, treat the joint and reseal with anti-fungal silicone.
Is it OK to put new sealant on top of the old bead?
No. New silicone will not bond to old silicone, so it peels away and hides mould and water. We always take the old sealant out completely.

Looking after it afterwards
Joint life depends on how it’s used and looked after. Here’s what we suggest:
- Look for lifting corners and small gaps now and then
- Run the extractor fan during and after every shower
- Squeegee the walls and tray after use
- Do not leave water standing on kitchen joints
Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
A split bead lets water through every time the bath or shower is used. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.
Different surfaces, different methods
Basins & vanity units
A vanity top has a joint along the wall and sometimes at the sides. Water that gets behind can damage the unit, so the joint is sealed in one unbroken line.
Sinks & splashbacks
Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.
Why it’s worth doing now in East Calder
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. A smeared, uneven DIY bead does the opposite, and it’s harder to put right later. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

How the visit works
Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes around two hours for one bath or shower, longer for a whole bathroom and we leave things clean and tidy. Outside jobs in East Calder need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- Protection goes down around the bath, shower or worktop.
- We cut away the old sealant and clean off what’s left.
- Mould is treated, then the joint is left to dry thoroughly.
- Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
- We finish the joint, clear up and tell you how long to leave it before it gets wet.
Preparing for the visit
- Clear items away from the joints we are working on
- Mention any parking rules near the property
- Mention if the joints have been sealed before
