Need regrouting in East Calder?

How we handle regrouting in East Calder

Regrouting is usually paired with resealing. Grout belongs between tiles, but internal corners and edges flex, so they need flexible silicone instead. Doing both at once leaves the whole area sound. We work on wet rooms, bathroom floors and bathroom wall tiles, and the jobs we see most are dirty, worn grout on a tiled floor and good tiles let down by tired grout.

In and around a place like East Calder, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are normally the first signs.

There’s a 12-month guarantee on every job, large or small.

How the visit works

Good joint work is mostly preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. In total, it usually takes a few hours, or longer for a fully tiled room. For a place like East Calder, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. We vacuum the joints so the new grout bonds.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Clear items away from the joints we’re working on
  • Let us know if you’ve seen damp or leaks

What regrouting looks like in East Calder

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. There are hotels and other places to stay in and around East Calder. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

In and around East Calder, as anywhere, good regrouting starts with a clean, dry, properly prepared joint. Letting a property close to Kirknewton station? Then a regrout while the flat is empty is quicker than working around a tenant.

For landlords and businesses

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll quote.

Whether it’s one flat or a portfolio, the work is the same standard: old sealant fully removed, joints prepared properly and a one-year guarantee.

Leave it or put it right?

If tiles are loose, regrouting alone isn’t the answer. We will tell you before any work starts, so you can decide what to do. Where the tiles are sound, regrouting is far less disruptive than retiling. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Honest limits

It helps to know what we can’t do too:

  • Failed tanking or waterproofing under the tiles
  • Tiles that are loose or hollow behind
  • Damaged tiles that need replacing

If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Surfaces we seal

  • Bathroom floors
  • Kitchen splashbacks
  • Tiled floors
  • Wet rooms
  • Bathroom wall tiles
  • Shower walls

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Different surfaces, different methods

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.

Kitchen splashbacks

Kitchen grout collects grease and food splashes. Stained grout is best replaced.

Your questions about regrouting in East Calder

Do you cover smaller places like East Calder?

Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

I let a flat near Kirknewton station. Can you help?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear quote.

Do the sealants smell?

Possibly a little. It fades as the sealant cures.

Will it make a mess?

Very little: the area around the joints is protected first, and we tidy up before we go.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area.

Are you insured?

Yes. We are fully insured, and we can confirm the details when we quote.

How long will you be here?

Most jobs take anything from a few hours to a full day, depending on the area, including the preparation. We will confirm how long when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Keep harsh bleach and acid cleaners off the grout
  • Stick to mild products for cleaning grout
  • Don’t ignore a tile that feels loose
  • Skip wire brushes and scourers

Give the new grout the time we tell you before using the shower, so it can harden properly. After that, rinse the tiles after showering and let the room air.

Fixing grout early is a small job. Left for a few years, they can become a leak, so get it looked at when you notice it.
