Regrouting for homes and businesses in Livingston

Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. If you have stained grout that cleaning won’t shift and dirty, worn grout on a tiled floor, we can put it right, on bathroom floors, tiled floors and kitchen splashbacks alike.

With generally soft Scottish Water supplies, limescale is less of an issue in Livingston than in hard-water areas. But mould still finds its way into sealant and grout wherever a room stays damp.

We stand behind the work with a one-year guarantee.

Your questions about regrouting in Livingston

Can you do regrouting in Livingston?

Yes, Livingston is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing.

Can you help a landlord with a rental near Livingston North station?

Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before we start.

Do you guarantee regrouting?

Our one-year guarantee covers every job, including regrouting.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Will there be a smell?

There can be a smell while the sealant cures, but it fades. Ventilation helps.

How long should I wait before showering?

You will get a clear time from us before we go. Both the grout and the silicone need time to cure before they get wet.

What sealant do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we are using and why.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

DIY versus a professional finish

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Common problems we fix in Livingston

Poor ventilation keeps grout damp, and damp grout is where mould grows. When black spots keep returning, the mould has normally got into the grout.

It’s worth asking for a quote if you see:

  • Cracked or crumbling grout lines
  • Good tiles let down by tired grout
  • Cracked grout along the bath or tray
  • Stained grout that cleaning will not shift

Rented homes near Livingston North station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.

What your quote should include

  • What the cure time is
  • How much experience the applicator has
  • What insurance they hold
  • Whether all the old sealant comes out first

How to choose a mastic man

Looking after it afterwards

Simple care keeps the joints in good condition. Our advice:

  • Use a squeegee on the tiles after showering
  • Use a soft brush rather than a wire one
  • Don’t use strong acidic cleaners on grout
  • Check the corner silicone every few months

Before we leave, you will know when the shower can be used. Stick to that time, and go gently on the grout at first.

Small problems with grout are quick to put right. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

What sealant work cannot fix

In fairness, there are a few things sealant will not fix:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Movement in a stud wall or floor
  • Tiles that are loose or hollow behind

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Tiled floors
  • Wet rooms
  • Shower walls
  • Kitchen splashbacks
  • Bathroom wall tiles
  • Bathroom floors

What we do, step by step

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on how much there is to do. A visit in Livingston needs three things planned: access, parking and where the work is. Outside work depends on the weather, as sealant needs a dry surface.

  1. We check the tiles for any that are hollow or loose.
  2. The old grout is removed to an even depth.
  3. The joints are vacuumed clean.
  4. New grout is pressed into the joints and the tiles are cleaned.
  5. Silicone goes into the corners and along the edges.

Before we arrive

  • Clear the area around the work
  • Let us know if you’ve seen damp or leaks
  • Mention if the joints have been sealed before

Bathrooms and kitchens in Livingston

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For an older house near a landmark such as St Andrew's Church, walls and floors in older homes can move, and sealant and grout show it first. If you look after a building such as Inveralmond Community High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

What the job involves on each surface

Bathroom floors

Regrouting a floor brightens the whole room. The edges where floor meets wall or bath get silicone.

Bathroom wall tiles

Grout by the basin and bath tends to mark first. We can regroute just those areas or the whole wall.
