Dedridge questions

Can you help a landlord with a rental near Livingston South station?

Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Is Dedridge within the area you cover?

Yes. Dedridge is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

How long does regrouting take?

That depends on the amount of work, but most jobs take anything from a few hours to a full day, depending on the area. We will tell you when we quote.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us.

Is regrouting a chance to pick a new grout colour?

It can. Because the old grout is raked out, the new colour goes all the way into the joint rather than sitting on top.

Are you ARBOMaster approved?

Yes. We are approved under the ARBOMaster scheme.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so the joint is cleaned back first.

Can you do several jobs on one visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

How we handle regrouting in Dedridge

Regrouting suits shower walls, bathroom floors, kitchen splashbacks and wet rooms. It can be a full room, others just the shower. Whatever the size, the method stays the same. We work on tiled floors, wet rooms and kitchen splashbacks, and people most often call us about crumbling grout between the tiles and grout stained black or orange that won’t clean.

Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

The process

Before we leave, we go over the finished joints with you and explain the cure time. The work normally takes a few hours for a shower enclosure, longer for a whole room, depending on how much there is to do. Around Dedridge, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We start by checking the tiles for any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. Dust and debris are vacuumed out of every joint.
  4. We fill the joints with new grout, then clean the tiles.
  5. Corners and edges are resealed with flexible silicone, not grout.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention if the joints have been sealed before
  • Tell us if parking is tricky

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Bathrooms and kitchens in Dedridge

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

For site and facilities teams at buildings such as St. Margaret's Academy, we reseal washrooms and kitchens in schools and businesses as well as homes. In the older streets around Livingston Parish Church, timber floors under older bathrooms flex, so joints need a sealant that moves with them.

Dedridge is about 1 mile south of Livingston, in West Lothian. Anywhere in EH54, we cover regrouting for homes and businesses. We cover 58 towns and villages across West Lothian. Edinburgh is on our list too, around 13 miles away.

Looking after it afterwards

Looking after new joints is easy, and it makes a real difference:

  • Check the corner silicone every few months
  • Use a squeegee on the tiles after showering
  • Have loose tiles looked at early
  • Use a soft brush rather than a wire one

Have any tile that moves checked straight away. Movement will crack the new grout and open a path for water.

Fixing grout early is a small job. Left for a few years, they can become a leak so it’s worth dealing with as soon as you spot it.

Why deal with it now?

New grout smeared over the old does not bond well. A thin skin on top tends to break off, taking any repair with it. Removing the old grout to an even depth lets the new grout key in properly. Around Dedridge, water from a failed joint in an older stone home can soak into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

Common problems we fix in Dedridge

Hard water and soap leave a film on grout that’s hard to shift. The grout beneath can stain and weaken, which is when replacing it makes sense.

The problems people usually mention when they call are:

  • Grout washed out of a shower
  • Kitchen splashback grout stained by grease
  • Stained grout that cleaning will not shift
  • A grout colour that no longer suits the room

Rented homes near Livingston South station change hands often, and clean grout and fresh sealant between tenancies make a bathroom look cared for again.
