Regrouting in Howden
Tiled areas in Howden need attention? We cut out the old, prepare the joints and apply the right sealant.
- Cracked or crumbling grout lines
- Grout stained black or orange that will not clean
- Floor grout that has worn and darkened
Regrouting in Howden, done properly
Most regrouting jobs include resealing too. Grout is for the joints between tiles, but corners and edges move, so they’re sealed with silicone rather than grout. Renewing both together means nothing is left half-done. Common call-outs are for discoloured grout on otherwise sound tiles and cracked or crumbling grout lines, on kitchen splashbacks, bathroom floors and wet rooms.
Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. We just plan the journey and access beforehand.

Leave it or put it right?
Colouring the surface of old grout is a quick cosmetic fix. They do not fill cracks or stop water and stains often come back through. Raking out and regrouting replaces the grout itself. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed, plus any working-time requirements on site. Call for a quick quote and we will explain what it covers.

The process
When we get to you, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. Somewhere like Howden may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by checking the tiles for any that are loose or hollow.
- The old grout comes out to a consistent depth, without damaging the tiles.
- Dust and debris are vacuumed out of every joint.
- New grout is worked into the joints and cleaned off the tile faces.
- We reseal the internal corners and edges with silicone.
Before we arrive
- Mention any parking rules near the property
- Tell us about access, such as stairs, a lift or high-level joints
- Keep children and pets away from the work area

Howden homes and their sealant
Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.
Managing a site like St. Margaret's Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes. Homes close to St Andrew's Church include some older properties, and walls and floors in older homes can move, and sealant and grout show it first. If you let a flat or house near Livingston North station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Should I try it myself first?
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
What affects the cost of regrouting
You will get a clear quote before work begins. It’s based on:
- The old material and how stubborn it is
- The size of the job
- Whether there’s mould to deal with
- The product the joint needs
Combining jobs into one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.
Helping us quote
You don’t need to know the technical terms. Just tell us:
- Access, such as stairs, a lift or height
- How many joints, rooms or windows are involved
- A few pictures by email, if you can
- Where the job is, and your postcode
Getting a quote is simple: let us know the job and the location, and roughly how big it is. A few pictures by email make the job easier to understand, and we’ll come back to you with a quote.
Surface by surface
Wet rooms
Wet room grout and sealant need to be in good order. We replace the grout and reseal the edges.
Kitchen splashbacks
A splashback can be regrouted without touching the worktop. The worktop edge is finished with silicone.
Looking after it afterwards
Joint life depends on how it’s used and looked after. We suggest:
- Rinse the tiles after showering
- Don’t use strong acidic cleaners on grout
- Clean grout with a mild bathroom cleaner
- Run the extractor fan during and after a shower
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well so the grout dries between uses.
Small problems with grout are quick to put right. Left for a few years, they can become a leak, so get it looked at when you notice it.
