Bathgate Regrouting
Our applicators work in Bathgate on raking out old, cracked or stained grout and regrouting tiled walls and floors. Old sealant removed completely, joints prepared properly.
- Dirty, worn grout on a tiled floor
- Grout that stays dark however much it’s cleaned
- Grout in a colour the owner wants to change
Regrouting in Bathgate, done properly
We regroute showers, bathroom walls and floors, splashbacks and wet rooms. Some jobs are a whole room, or just the area that has failed. Whatever the size, the method stays the same. We work on wet rooms, tiled floors and kitchen splashbacks, and common reasons people get in touch are grout in corners that has cracked and good tiles let down by tired grout.
In a town like Bathgate, stone-built older streets generally sit alongside harled houses and newer estates. Bathrooms and kitchens across all of them need their sealant and grout renewing from time to time.
Your job is guaranteed for a year, as with all our work.

How it works
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a few hours for a shower enclosure, longer for a whole room for a typical job. In a Scottish town like Bathgate, parking is usually straightforward, though older centres can be tighter. For flats, mention the shared stair or door entry system.
- We check the tiles for any that are hollow or loose.
- We rake out the grout evenly, protecting the tile edges.
- The joints are vacuumed clean.
- New grout is pressed into the joints and the tiles are cleaned.
- We finish with silicone in the moving joints.
Preparing for the visit
- Keep pets and children clear of the area while we work
- On commercial sites, let us know about site rules
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote
Getting a quote is simple: let us know the job and the location. A few photos by email make the job easier to understand.
Advice
Should I try it myself first?
What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Common questions in Bathgate
Do you cover Bathgate for regrouting?
Yes, Bathgate is within the area we cover. We work across all of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.
Can you help a landlord with a rental near Bathgate station?
Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before we start.
Is it messy?
Very little: the area around the joints is protected first, and we tidy up before we go.
Is it possible to regrout only the shower area?
Yes, we often do. The shower usually fails first, so it’s often the only area that needs doing.
Where are you based?
We’re a Crawley-based firm, with over 20 years’ experience. We work across South East England, London and Scotland.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Should corners be grouted or sealed?
We use silicone in corners and along edges. Grout in a moving joint soon cracks.
Does someone need to be in?
We need access to the joints, so we’ll agree that with you when we book. For inside work, that normally means someone being in.
For landlords and businesses
Hotels need rooms back in use, so the work can be planned room by room. We have worked in hotels as well as homes and businesses.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
Surface by surface
Wet rooms
Both the grout and the silicone in a wet room matter. We renew both.
Bathroom floors
If floor grout keeps cracking, the floor may be moving. We check the tiles before regrouting.
Do you need regrouting in Bathgate?
Most grout is porous, so it soaks up water, soap and dirt. Over time it stains, softens and starts to crumble and showers that get daily use suffer most.
If you can see any of these, it’s time to have the joints looked at:
- Grout that’s cracking and breaking up
- Gaps where the shower grout has gone
- Grout stained black or orange that won’t clean
- Floor grout that has worn and darkened
For site and facilities teams at buildings such as Bathgate Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Before you book anyone

When something else is needed
Sealant is not the answer to every problem, and we’ll tell you before we start. It won’t solve:
- Tiles that are loose or hollow behind
- Leaks from pipes, valves or wastes (a plumber’s job)
- Tiles that are chipped or split
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Use a squeegee on the tiles after showering
- Rinse the tiles after showering
- Skip wire brushes and scourers
- Don’t use strong acidic cleaners on grout
A squeegee or cloth over the tiles after use keeps water off the grout. Ventilate the room well so the grout dries between uses.
Tiles can come away if failed grout is left. By then, new grout alone isn’t enough, so it’s worth acting early.
Bathrooms and kitchens in Bathgate
Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.
If you let a flat or house near Bathgate station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.
