Can you help a landlord with a rental near Addiewell station?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Is it OK to seal over old sealant?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

What guarantee comes with the work?

Every job comes with our one-year guarantee, and we’re fully insured.

Do you hold any approvals?

Yes. We are approved under the ARBOMaster scheme, which is run for the Arbo sealant brand.

How we handle regrouting in Bents

A bathroom with good tiles can still look worn if the grout has gone. Regrouting replaces the grout and keeps the tiles you have, so nothing is ripped out. We’re often asked to deal with floor grout that won’t come clean and gaps where the shower grout has gone, across kitchen splashbacks, bathroom floors and shower walls.

In and around a place like Bents, homes range from older stone-built properties to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

Big or small, it’s backed by our one-year guarantee in Bents and across West Lothian.

Why act early in Bents

Cleaning products may brighten grout for a time, but stains and mould that have soaked in tend to return. Replacing the grout and resealing the edges is a lasting fix. In an older home around Bents, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why us?

  • Fully insured
  • 20+ years of sealant experience
  • We leave the area clean and tidy
  • Domestic, commercial and hotel work

What affects the quote in Bents

We don’t publish a price list, because jobs vary so much. The quote depends on:

  • Any mould that needs treating
  • How easy the joints are to reach
  • Any working-time requirements on site
  • The number and length of the joints

There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.

Helping us quote

Before you ask for a quote, have a think about:

  • Photos by email, if that is easy
  • Roughly how big the job is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Access, such as stairs, a lift or height

Every job is quoted individually, so the first step is telling us about yours. Just send an email to info@mrmastic.co.uk with the details and send photos if you have them.

Different surfaces, different methods

Wet rooms

Wet rooms have water across the floor, so good grout is important. We check the tiles first.

Corners and edges

Corners flex as the building moves, so we seal them rather than grout them.

How it works

The work is kept neat and contained to the joints we are treating. Expect the work to take a few hours, or longer for a fully tiled room. Outside jobs in Bents need a dry day, because sealant won’t bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we check for loose or hollow tiles and point out any we find.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. We fill the joints with new grout, then clean the tiles.
  5. We reseal the internal corners and edges with silicone.

Getting ready for the visit

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints
  • Clear items away from the joints we are working on

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • Leaks from pipes, valves or wastes (a plumber’s job)
  • Failed tanking or waterproofing under the tiles
  • Tiles that have come away from the wall

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer.

What we seal

  • Wet rooms
  • Bathroom wall tiles
  • Tiled floors
  • Shower walls
  • Kitchen splashbacks
  • Bathroom floors

Bents homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you let a flat or house near Addiewell station, clean grout and fresh sealant between tenancies make a bathroom look cared for again.

Do you need regrouting in Bents?

Poor ventilation keeps grout damp, and damp grout is where mould grows. Black marks that come back after cleaning are often in the grout itself.

Signs it’s time to call us include:

  • Gaps where the shower grout has gone
  • Floor grout that has worn and darkened
  • Stained grout that cleaning will not shift
  • A grout colour that no longer suits the room

Around Bents, as everywhere, regrouting is only as good as the preparation behind it.
