How we handle fire rated sealant in Bents
Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. Each gap is sealed to the product maker’s tested detail for its size and substrate. We work on plasterboard & masonry, pipe & cable gaps and service penetrations, and the jobs we see most are unsealed gaps around fire door frames and seals cut through by electricians, plumbers or data installers.
For a place like Bents, the journey and timings are planned in advance, so it can be fitted around bookings or opening times where possible.
We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

Do you need fire rated sealant in Bents?
Many open fire-stopping gaps are made after the building is finished. Electricians, plumbers and data installers drill through walls and ceilings and the hole round the new service isn’t always sealed again.
Look out for these signs:
- Open joints along the top of partitions
- Open holes round services passing through fire walls
- Fire stopping disturbed by later work
- Fire seals that have cracked with movement
In and around Bents, as anywhere, good fire rated sealant starts with a clean, dry, properly prepared joint.
What to look for in a quote
- Whether you can choose the colour
- How long to leave it before use
- How much experience the applicator has
- How the joint is cleaned and prepared
The process
Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours for a handful of gaps, and longer for a whole building. For a place like Bents, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We begin by agreeing the list of gaps from your assessor’s or designer’s requirements.
- Each gap is measured and its substrate and service noted.
- Any non-fire-rated filler is removed and the gap cleaned.
- We fit backing where needed and apply the fire-rated sealant to depth.
- We hand over a list of locations and products.
Before we arrive
- Let us know about parking restrictions
- Tell us about any water getting in
- Clear items away from the joints we’re working on

What happens if it’s left?
An unsealed gap lets smoke and fire get round a wall that was built to hold them back. Sealing it properly restores what the wall was there to do, and the sealing itself is often a contained piece of work. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk and we’ll give you an honest view and a quote.

Bents questions
How do Scotland’s building regulations apply to fire-rated sealant in Bents?
Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Fire-rated sealant has to go in to the product’s tested details, and we follow them. We do not certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.
Do you work for landlords with property near Addiewell station?
Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before work begins.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.
Can you tell me which gaps need fire stopping?
No. We work from the specification you give us, and apply each product to its tested details.
What does intumescent mean?
Fire-rated sealant covers any sealant tested for use in fire stopping. Intumescent types expand when heated, and they’re one option among several. We use whichever the specification and tested details call for.
Can you work in occupied buildings?
Yes, in flats, HMOs, schools, offices and other buildings, occupied or empty. Tell us how the building is used and we’ll plan around it.
Is it worth trying it myself?
Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.
Can you match the sealant colour?
Most of the time, yes. We’ll tell you which colours the right product comes in.
What the job involves on each surface
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.
Service penetrations
New gaps tend to show up where services have been added. We clean out what’s there and reseal to the right depth with backing where the detail needs it.
Can I do it myself?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Keeping the joints in good condition
A little care helps the new joints last. Our advice:
- Plan fire stopping into any work that goes through walls or floors
- Get damaged fire seals looked at promptly
- Do not fill fire-stopping gaps with ordinary foam or silicone
- Keep the record of products and locations with your fire safety documents
Leave the sealant to cure fully before painting near it. Some fire-rated sealants can be painted and some can’t and we will tell you which one you have.
It’s easiest to seal gaps while they’re few and easy to reach. Over time, more work adds more holes and the job gets bigger.
