Bents Bathroom Resealing
Baths, showers and worktops in Bents need attention? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Splits where the tray meets the wall
- Water escaping at the shower enclosure
- A bead that has pulled away from the tiles
About our bathroom resealing in Bents
The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. Once it cracks or goes mouldy, water starts to find its way through into walls, panels and floors. Our team cut the old bead out completely and lay a new one in anti-fungal sanitary silicone. If you have water getting behind the bath panel and black spots spreading through the bead, we can help, whatever the surface.
Bathrooms in smaller places like Bents work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
Your job is guaranteed for a year, as with all our work.

What we can’t put right
We will not take on work that will not last, so these are the limits:
- Cracked or missing grout between tiles (that is regrouting)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Damage behind the tiles that needs a tiler
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we’ll tell you honestly before booking.

What we do, step by step
All our tools and materials come with us in the van, so you don’t need to buy or prepare anything. After a quick look at the joints together, the area is protected and the work begins. Most jobs take half a day or less for one room, longer when the kitchen is included. Outdoor work around Bents depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.
- We look at every joint first and check for movement or leaks.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints
- For indoor joints, keep the area dry beforehand if you can

Bathrooms and kitchens in Bents
In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Signs you need bathroom resealing in Bents
Mould is the reason many people want their sealant replaced. Bathrooms without good ventilation keep the silicone damp for hours, and mould that has grown into the silicone generally won’t clean off.
Most people get in touch when they notice one of these:
- Water getting behind the bath panel
- Failed sealant on the screen profile
- Mouldy sealant that has gone black
- A joint torn by a bath that flexes
For landlords with property near Addiewell station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
What to look for in a quote

How the job changes by surface
Kitchen worktops & upstands
Laminate worktops swell if water gets into the core. A sound joint along the back edge stops that, as long as the worktop itself is firmly fixed.
Baths
A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t torn the first time it’s used.
DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
What happens if it’s left?
Tired sealant isn’t a reason to replace a bath or shower. A new bead often brings the whole room back, as long as the fittings themselves are sound. If something else is wrong, we’ll tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

Do you cover smaller places like Bents?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.
What do you need from me for a quote?
Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Can I add another job to the visit?
Yes, we can. More than one area can go on one quote.
Is it worth trying it myself?
You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
Can I choose the colour of the sealant?
We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. We use products from Arbo and Everbuild.
Can you work on commercial sites?
Yes. Hotels, offices and other businesses use us, and we are fully insured.
