Bathroom resealing in Stoneyburn, done properly

Sealant that’s mouldy, cracked or peeling shouldn’t be left until there’s a leak. Just email us at info@mrmastic.co.uk with a photo of the joints, and we will give you a clear price for bathroom resealing in Stoneyburn. We work on shower trays & enclosures, sinks & splashbacks and wet rooms, and common reasons people get in touch are two layers of silicone, both failing and splits where the tray meets the wall.

A bathroom in a place like Stoneyburn gets the same daily wear as one in a city flat. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We guarantee the work for a year. If something is not right with it in that time, tell us and we’ll put it right.

Why deal with it now?

Dealing with sealant early is a short job: the work takes half a day or less for one room, longer when the kitchen is included. Left until water gets through, the job can grow to lifting panels, drying out and decorating. Around Stoneyburn, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.

Why us?

  • Every job guaranteed for a year
  • We leave the area clean and tidy
  • Fully insured
  • A sealant colour to suit the surroundings

Can I do it myself?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Different surfaces, different methods

Baths

A bath shifts slightly every time it’s filled, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest.

Shower trays & enclosures

A tray that rocks will split any sealant. We check for movement before we reseal, and tell you if it needs re-bedding first.

What affects the cost of bathroom resealing

The quote reflects the job in front of us. We look at:

  • Whether there’s mould to deal with
  • Whether old sealant or filler has to be cut out
  • The amount of work
  • Whether the work is at height

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

What to tell us for a quote

To help us quote quickly, let us know:

  • A few photos by email, if you can
  • Any access issues, like height or stairs
  • If someone has resealed it before
  • Where the property is

If you are in Stoneyburn and need bathroom resealing, drop us a line at info@mrmastic.co.uk. Tell us what the problem is and where, and you will get a clear quote before work begins.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Avoid abrasive pads on the sealant
  • Give the silicone its full cure time
  • Keep an eye on the corners, where splits start
  • Use gentle cleaners on the silicone

Don’t stand bottles along the bead, as they hold water against it. Squeegeeing the walls and tray after use helps the joint dry.

Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.

What we can’t put right

It helps to know what we can’t do too:

  • Damage behind the tiles that needs a tiler
  • A bath or tray that moves because it isn’t properly supported
  • A tray or bath that’s cracked through

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before you book.

FAQs for Stoneyburn

Do you cover Stoneyburn for bathroom resealing?

Yes. We work across all of Scotland, and Stoneyburn is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Will you come out to Stoneyburn?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Will there be a smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

How long will the resealing take?

It depends on how many joints there are and how much old sealant has to come out. Allow a couple of hours for a typical bath or shower.

Can you just seal over the old silicone?

No. New silicone won’t bond to old silicone, so it peels away and hides mould and water. All the old sealant comes out first.

Can you do several jobs on one visit?

Of course. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

What should I tell you?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

The process

We bring everything the job needs with us, so there’s nothing for you to buy. Once we’ve agreed what’s being done, the area is protected and the work begins. It normally takes a morning or an afternoon for most single baths and showers. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

How to prepare

  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in
  • Clear the area around the work

Ask for a quote

Asking for a quote is easy: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we’ll take it from there.

Bathrooms and kitchens in Stoneyburn

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Around Stoneyburn, as everywhere, bathroom resealing is only as good as the preparation behind it. Letting a property close to Addiewell station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.
