Why it’s worth doing now in Addiewell

Sorting it now is quick: the work takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. Left until water gets through, the job can grow to lifting panels, drying out and decorating. In an older home around Addiewell, damp from a failed joint can get into timber and plaster.

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.

How we handle bathroom resealing in Addiewell

Resealing is a small job that makes a big difference. Black, patchy sealant makes clean tiles look tired, and a clean white or clear joint fixes it quickly. Just as important, it closes the gaps water would otherwise get through. If you’re dealing with gaps where the bath or tray has moved and shrunken sealant along the back of a worktop, we can help, on shower trays & enclosures, basins & vanity units and baths alike.

Bathrooms in smaller places like Addiewell work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Movement from a bath with loose feet or no proper support
  • Water getting in through the grout rather than the sealant
  • Leaks from a shower valve, waste or pipework (a plumber’s job)

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Addiewell homes and their sealant

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Around Addiewell, as everywhere, bathroom resealing is only as good as the preparation behind it. Rented homes near Addiewell station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

Landlord and commercial work in Addiewell

We also work for property managers and facilities teams. We can quote a run of properties together.

Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.

How it works

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, do the work and tidy away. It generally takes a couple of hours for a single bath or shower. Around Addiewell, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Before we arrive

  • Mention any sign-in or site rules at work premises
  • Tell us about any previous sealing or DIY attempts
  • Keep pets and children clear of the area while we work

Related advice

Can I do it myself?

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Run the extractor fan during and after every shower
  • Dry the bead with a towel now and then
  • Keep bottles off the sealant line
  • Give the silicone its full cure time

Give the silicone time to cure before it gets wet, following the cure time we give you. Once it’s cured, wiping it down after use keeps it looking new.

Mould that starts as a few spots spreads through the bead. Once it’s deep in the silicone, cleaning generally won’t remove it. Replacing the sealant early keeps the job small.

Different surfaces, different methods

Basins & vanity units

Vanity units have long, worktop-style joints against the wall. Water that gets behind can damage the unit, so a neat, continuous bead matters.

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
