About our bathroom resealing in Breich

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on basins & vanity units, shower trays & enclosures and sinks & splashbacks, and common reasons people get in touch are smears of silicone across the tiles and gaps where the bath or tray has moved.

A bathroom in a place like Breich gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Every job comes with our 12-month guarantee, wherever you are in West Lothian.

What sealant work can’t fix

Some problems need a builder, plumber or other trade rather than us:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant
  • A cracked shower tray or bath (that needs repair or replacement)

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before booking.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Sinks & splashbacks
  • Baths
  • Kitchen worktops & upstands
  • Shower trays & enclosures

How to look after the new joints

Looking after new joints is easy:

  • Keep the fan on for a while after bathing
  • Check the joints every few months for splits or lifting
  • Wait for the cure time we give you
  • Wipe up water along the back of the worktop

Have a look at the joints every few months. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just drop us a line at info@mrmastic.co.uk.

A split bead lets water through every time the bath or shower is used. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.

Bathroom resealing around Breich

Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

If you live in an older home near Breich Church Of Scotland, older homes can move a little, which is hard on rigid grout and tired sealant.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Common questions in Breich

Will you come out to Breich?

Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.

Can you help a landlord with a rental near Breich station?

Yes, we work for landlords and letting agents. You can email us at info@mrmastic.co.uk with the address and a few details, and we will give you a fixed price before any work starts.

Do I have to be there?

It depends on the job. Inside work needs someone to give us access, and for outside work we’ll agree access with you when we book.

Where are you based?

We work from Crawley. Our applicators cover Breich.

What should I tell you?

Just the basics: the address or postcode, what’s wrong and any access issues. Then drop us a line at info@mrmastic.co.uk.

Different surfaces, different methods

Wet rooms

Wet room floors move slightly as they’re used, so the internal corners need silicone rather than grout. Cracked grout in a corner can be cut out and replaced with silicone.

Kitchen worktops & upstands

Upstands and back edges are cut out, cleaned of grease and resealed, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.

The process

There isn’t much for you to do on the day. Show us the job and we will take it from there. The job generally takes a morning or an afternoon for most single baths and showers. Somewhere like Breich may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First the area is protected and every bit of old sealant removed, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

How to prepare

  • Let us know about earlier repairs to the joints
  • Keep pets and children clear of the area while we work

Advice

What affects the cost of bathroom resealing

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Whether old sealant or filler has to be cut out
  • Access and height
  • When we can work, for business premises
  • The number and length of the joints

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we’ll explain what it covers.

Asking for a quote

To help us quote quickly, let us know:

  • Access, such as stairs, a lift or height
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • What’s wrong with the joints now

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.

What we are called out for in Breich

Older sealant shrinks and hardens. In kitchens it often shrinks away from the back edge, opening a hairline gap that lets water and crumbs in. Heat from the hob and strong sprays speed it along.

If you can see any of these, it’s time to have the joints looked at:

  • Black spots spreading through the bead
  • Water getting behind the bath panel
  • Leaking joints on a shower screen
  • A joint torn by a bath that flexes

If you let a flat or house near Breich station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay.
