Mastic and sealant work in Reading

Mastic and sealant work in Reading

Reading has grown fast, but much of the town is still the Victorian brick terraces it was built on. We cover the whole area, from Caversham and Tilehurst to Earley, Woodley and Wokingham, resealing baths, showers and kitchens, replacing window and door mastic, and handling sealant in offices and rented property.

A mastic man’s job is mostly preparation. The old sealant has to come out completely, and the joint has to be clean, dry and degreased, and only then does the new bead go on. That bead takes minutes; the preparation is why a proper reseal lasts and a quick one over the top doesn’t.

Victorian brick, 1930s semis and new flats

Reading’s Victorian streets are known for their local brick, red with darker glazed bricks laid in patterns. Long terraces fill Newtown, East Reading, Redlands and the streets off the Oxford Road. Bathrooms in these houses were often added later, and baths sit on timber floors that move, so we fill the bath and use flexible silicone that lets the bead move with it.

Further out, Caversham, Tilehurst, Earley and Woodley have plenty of 1930s and post-war semis, many with uPVC windows and doors fitted decades ago. That mastic is now old enough to crack and come away. We cut it out, fill deep gaps with backing rod and reseal with a weatherproof sealant in a colour to match the frame. Inside, the joint between frame and plaster often cracks too and lets in draughts, and we can reseal that at the same visit.

The town centre and the area around the station have seen a lot of new apartments. New-build wet rooms and shower trays often lose their original sealant early as the building settles. If yours has, our new build mastic page explains how we put builder sealant right.

Very hard water in a Thames Valley town

Thames Water supplies Reading, and the water here is among the hardest in the country. Limescale forms quickly on shower screens and along sealant beads, and the white crust holds water against the silicone. We use anti-fungal sanitary silicone and suggest gentle cleaning, because scraping limescale off with abrasives damages the bead. A shower screen that is squeegeed after use keeps both the glass and the sealant clearer for longer.

Reading sits where the Kennet meets the Thames, well inland, so it misses the salt and gales of the coast. Even so, summer heat and winter cold make frames, render and brickwork move. A flexible, properly bonded sealant joint copes with that; an old, hardened one cracks and lets in draughts and rain.

Offices, business parks and rented homes

Reading is one of the main office centres in the Thames Valley, with offices in the town centre and business parks on the edge of town. Every office has washrooms, kitchens and often showers for staff who cycle or run in. Sealant in these rooms gets heavy use and fails in predictable places. We can reseal welfare facilities out of hours by arrangement and plan larger sites floor by floor. Floor and skirting joints in kitchens and washrooms can be done on the same visit.

The University of Reading and a large commuter population mean plenty of rented homes, from shared student houses to flats near the station. We work for landlords and letting agents between tenancies and help put right mould and leak problems before they reach the flat below. Our sealant guide for landlords sets out what to check at each change of tenant.

How it works

  1. Call or email. Tell us what needs doing, where it is and anything about access. Photos by email help.
  2. Get a clear quote. We give you a clear price before any work starts, and agree a date with you.
  3. Cut out and prepare. All the old sealant comes out, and the joints are cleaned, treated and dried.
  4. Seal and finish. The right sealant for each joint is applied and tooled to a neat, even finish.
  5. Cure and guarantee. We tell you when it can be used, and every job has our one-year guarantee.

Questions from Reading

Do you cover Caversham, Earley and Woodley?

Yes. We cover Reading and the surrounding area, including Wokingham, Caversham, Tilehurst, Earley and Woodley.

Why is there so much limescale on my shower sealant?

Reading’s water is very hard. Limescale builds up on the bead and traps moisture. Wiping and drying after showering helps keep it down, and gentle cleaners are kinder to the silicone than abrasive pads.

Can you reseal office washrooms outside working hours?

Yes. Out-of-hours working can be arranged for commercial jobs.

Do you reseal windows on Victorian terraces?

Yes. We replace the mastic around timber and uPVC frames, bays and sills with a flexible, weatherproof sealant in a colour to suit. Inside, we can also seal the joint between frame and plaster.

The shower sealant in my new-build flat has already split. Can you fix it?

Yes. It’s common, because new buildings settle and showers get daily use. We cut out the builder’s sealant, clean and prime where needed and reseal with sanitary silicone.

Do you work for letting agents in Reading?

Yes. We reseal between tenancies and after tenants report mould or leaks, and we can quote for several properties together.

How long does a reseal take?

Most single baths or showers take a couple of hours, including removing the old sealant. We’ll tell you how long your job will take when we quote.

Is it guaranteed?

Yes. Every job comes with our one-year guarantee.
