Bathroom resealing near Tilehurst

How the visit works

The work is kept neat and contained to the area we’re working on, so you can carry on as normal. The job usually takes half a day or less for one room, longer when the kitchen is included, and we explain the cure time before we leave. A visit to Tilehurst is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, each joint is checked for movement and signs of water.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. The bead is tooled smooth and you are told the cure time, generally around 24 hours.

How to prepare

  • Tell us about any previous sealing or DIY attempts
  • Tell us if parking is tricky

Bathroom resealing in Tilehurst

The bead of silicone around a bath, tray or worktop is what keeps water out of the gaps. When it splits, shrinks or turns black, water gets behind it into walls, panels and floors. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on sinks & splashbacks, kitchen worktops & upstands and shower trays & enclosures, and the jobs we see most are damp behind the bath or under the tray and shrunken sealant along the back of a worktop.

In a smaller place like Tilehurst, homes are mostly houses and bungalows rather than flats, some older and some much newer. Bathrooms and kitchens here get the same daily wear as anywhere, and the sealant and grout show it first.

A one-year guarantee comes with the work, just as it does everywhere we cover.

What affects the cost of bathroom resealing

We quote each job individually. This is what makes a difference:

  • Mould in or behind the old joints
  • When we can work, for business premises
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we will explain what it covers.

What to tell us for a quote

When you call or email, it’s useful to know:

  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • If it’s domestic, commercial or a hotel

Different surfaces, different methods

Wet rooms

In a wet room, the joints between floor and walls take standing water. They get anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.

Baths

Most bath leaks begin along the long edge, particularly where there’s a shower over the bath. We finish it with a single, even bead of anti-fungal silicone, tooled so water can’t sit on it.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Leave it or put it right?

Most of the work in a good reseal happens before any silicone goes on: removing all the old sealant, degreasing the joint, treating mould and drying it properly. Skip those steps and even the best silicone fails early. Homes in smaller places like Tilehurst can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Do I need to be at home?

If the work is inside, we need someone to let us in. After that, you can carry on with your day.

Do you take out the old sealant first?

Yes. All of the old material is cut out and the joint cleaned.

Is it messy?

We keep the work tidy. We protect what’s around the joints, and the area is left clean when we finish.

Are you insured?

Yes. Mr Mastic is fully insured.

How long does a bath or shower reseal take?

That depends on the number of joints and the state of the old sealant. Allow a couple of hours for a typical bath or shower.

My sealant has gone black. Can you sort it?

Yes. Once mould has grown into the silicone, it normally cannot be cleaned out for good, so the bead comes out, the joint is treated and new anti-fungal silicone goes in.

What bathroom resealing looks like in Tilehurst

Hard water is the norm across most of the South East, which leaves limescale on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

In the older streets around Tilehurst Methodist Church, older homes can move a little, which is hard on rigid grout and tired sealant. If you let a flat or house near Tilehurst station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Common problems we fix in Tilehurst

Silicone needs a clean, dry surface without any grease to stick to. Soap residue, oils and leftover silicone film all get in the way, and a joint that looked fine soon begins to come away.

These are the problems we’re asked about most:

  • Water getting behind the kitchen upstand
  • Two layers of silicone, both failing
  • Water getting behind the bath panel
  • Splits where the tray meets the wall

If you look after a building such as Park Lane Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

What your quote should include

  • Are they insured?
  • Who does the work, and how experienced they are
  • What happens if they find a problem under the old sealant
  • Whether all the old sealant comes out first
